HELP FOR HISPANIC HOMEOWNERS

SAN ANTONIO (San Antonio Business Journal) – The League of United Latin American Citizens (LULAC) has opened its San Antonio Home Center to help Hispanic consumers understand the mortgage process.

LULAC officials say millions of families nationwide will lose their homes through foreclosure this year, with about 40 percent expected to be Hispanic homeowners. With proper financial management, officials say Hispanic consumers can qualify for prime interest loans rather than subprime loans.

Area residents completing a LULAC Home Buyer Seminar, offered in English and Spanish, will receive Home Buyer Education Certificates, which could qualify prospective buyers for down payment and closing-cost assistance.

The new office also will offer budget analysis, prequalification, foreclosure resolution services, and referrals to lenders, real estate agents and other professionals. All services are free.

The LULAC National Housing Commission is a Dallas-based independent subsidiary of LULAC, the nation's largest Hispanic advocacy organization.

MURPHY'S SECOND SHOPPING VENUE

MURPHY (The Dallas Morning News, globest.com) – Across the street from the under-construction, 48-acre Murphy Marketplace shopping center, developers are planning an August groundbreaking for the area’s second big-city shopping center.

Murphy Plaza, a retail complex on 24 acres at the northwest corner of FM 544 and Murphy Road, will be developed by Murphy Plaza LLC, a division of Southfork Properties. 

The first phase consists of 150,000 square feet, platted for three junior anchor boxes, two multitenant buildings and four pad sites, all marketed as ground leases. Phase one will be anchored by a 45,000-square-foot LA Fitness outlet.

Heights Venture Architects of Houston designed the center. Weitzman Group is overseeing the center's leasing. Dallas-based Venture Commercial Real Estate Services represented LA Fitness, which plans to open early next year.

ZION HOMES COMING

TOMBALL (svn.com) – A single-family residential subdivision is planned for 128 heavily wooded acres near Schiel Nursery Rd. on Zion Road.

Just purchased by Houston-based LS Development LLC, the acreage has natural drainage to Boggs Creek.

LS was represented by Century 21 Hardee-Team. Sperry Van Ness / Meek and Associates in Houston represented the seller, a local private owner who had owned the land for 30 years.

MORE DONUTS FOR DUNKIN'

DALLAS–FORT WORTH (The Dallas Morning News) – Dunkin' Donuts plans to open as many as 125 new coffee and donut shops here. Three stores are already in the area.

The new Dunkin' Donuts stores, which are expected to open within the next seven to ten years, will include a variety of designs and venues, including free-standing stores and sites within shopping and other retail centers. Each store will employ 20 to 30 full- and part-time workers.

The expansion will be one of the largest in the Massachusetts-based company's growth campaign. The company hopes to triple the number of franchised Dunkin' Donuts stores in the U.S. to 15,000 by 2020.

Founded in 1950 as a doughnut shop that also sold coffee, today the company receives 64 percent of its revenue from beverages, including coffee. The Specialty Coffee Association estimates that the total specialty market (including specialty beans sold at grocery stores and other outlets) is up nearly 50 percent from the 2001 tally of about $8 billion.

CITY'S FIRST GREEN SUBDIVISION SHOWCASED

SAN ANTONIO (San Antonio Business Journal) – The San Antonio Alternative Housing Corp. will showcase the first affordable energy-efficient subdivision here.

Tours began today for viewing homes in the JT Brackenridge Affordable Subdivision, off South Brazos and Vera Cruz on the city's west side. The homes were built according to Build San Antonio Green standards.

Currently, eight of the 59 homes scheduled for the subdivision are ready. All of the homes in the subdivision will have the right criteria for energy, water, outdoor plants and health.

NACOGDOCHES ENJOYS SECOND-BEST QUARTER

NACOGDOCHES (The Daily Sentinel) – The local real estate industry had one of its best quarters on record, with $11.2 million in property sold from January to April.

This marks the second best first quarter since record keeping began in 1986. The best first quarter was last year, when $13.7 million in real estate was sold.

Realtors sold $1.1 million in land and $1.5 million in commercial real estate. The median sale price for residential property was $117,900, and homes sold for 95.8 percent of the listed price. Gay Roach, statistician for the Nacogdoches County Board of Realtors, said this indicated a strong seller's market.

The average home sold within 105 days in the first quarter, but Roach said that included homes that were listed in the fall and were not sold during the holiday season.

Last year, Nacogdoches County Realtors sold $69.6 million, up 23 percent from 2005. In 2006, commercial sales also doubled.

MARQUIS SOLD

AUSTIN (Austin Business Journal) – U.S. Advisors, a San Francisco company, has purchased the 300-unit Marquis at Iron Rock Ranch.

CWS Capital Partners of Newport Beach sold the Class-A apartment community at 1215 West Slaughter Lane. Built in 2002, the complex is currently appraised at $27.5 million.

The Austin office of Apartment Realty Advisors brokered the transaction. CWS also recently sold the Marquis at Quarry in San Antonio.

RENOVATION AT RANDOLPH AFB

SAN ANTONIO (Randolph Air Force Base) – After offering the top bid for the base’s Group II housing privatization project, Pinnacle-Hunt Communities LLC will negotiate with Air Force officials for the renovation and management of about 317 military family housing units and related infrastructure.

Eighty townhouse units will be retained as rental properties during the development period before being demolished.

In addition to Randolph, Pinnacle-Hunt will oversee military family housing at five other air force bases in Texas, Mississippi, Alabama and Oklahoma. The project covers 2,257 housing units, of which 420 will be new units, 1,359 will be renovated units and 478 will require no work.

The initial five-year development period of the project is valued up to about $300 million and is part of an overall 50-year project term for housing construction, renovation and management functions at the designated bases.

Pinnacle-Hunt is a joint venture between Hunt ELP Ltd. and Pinnacle AMS Development Company LLC.

MOUNTAIN WEST BUYS PORTFOLIO

HOUSTON (costar.com) – Colorado-based Mountain West Industrial Properties has purchased eight industrial buildings from First Industrial Realty Trust of Chicago. The properties sold for $17.9 million or about $53 per square foot.

The buildings, which were almost 93 percent leased at time of sale, encompass more than 337,000 square feet. They are at 10610-10628 Rockley Rd., 8100-8150 West Park Dr., 10325-10415 Landsbury Dr., 11000 Stancliff Dr., 10925 Kinghurst St., and 3727 Greenbrier (in Stafford).

Mountain West was self-represented, while First Industrial Realty Trust was represented by CB Richard Ellis Inc. Transwestern will handle leasing and management.

CLASS-C BUDGET LODGE SOLD

CHANNELVIEW (costar.com) – After being on the market for about six months, the Budget Lodge at 17011 East Freeway was sold to VeenaLaxmi for $2.6 million.

The two-story, 100-room, more than 56,000-square-foot, Class-C hotel was built in 1985.

The seller was Maaks Hospitality. Arun Parikh represented both parties.

HANK HANEY GOLF RANCH SOLD AGAIN

MCKINNEY (The Dallas Morning News, Dallas Business Journal) – Behringer Harvard, in partnership with David L. Gray Investments, has purchased the 56-acre former Hank Haney Golf Ranch.

The new owners, both locally based, plan to "down-zone the property to allow for a lower-density single-family development," said Robert M. Behringer, chairman and CEO of Behringer Harvard.

The land at 4101 Custer Rd. near SH 121 is adjacent to the 2,000-acre Craig Ranch mixed development. At one time, the land belonged to the late World War II hero and movie actor Audie Murphy.

After operating the golf ranch for 15 years, golf pro Hank Haney closed the center last fall and contracted to sell the land to homebuilder D.R. Horton for $5.6 million. The Fort Worth–based company backed out at the last minute due to financial setbacks with the slowing housing market.

Behringer Harvard bought the property from a partnership that includes Haney.

BLOCK 21 GETTING 'MAGIC' TOUCH

AUSTIN (Austin American-Statesman) – Earvin "Magic" Johnson — yes, that “Magic" Johnson — and his private equity fund, Canyon-Johnson Urban Fund, are investing $50 million in a $260 million project that could transform a vacant downtown block.

Plans for Block 21, which is being developed by Austin-based Stratus Properties Inc., include an upscale 250-room W hotel and 200 luxury condominiums in a 35-story tower, plus new homes for the Austin Children's Museum and KLRU's acclaimed "Austin City Limits" music program.

Prices for the condos will range from about $400,000 to more than $3 million.

Johnson and K. Robert Turner, Canyon-Johnson's managing partner, said Austin fits the profile of cities where the fund likes to invest. The fund has also invested in projects in Los Angeles, San Diego, Miami, Milwaukee, Baltimore, Boston, Chicago and Brooklyn.

The Block 21 project is expected to create thousands of construction jobs and hundreds more jobs when the project opens.

Stratus plans to start building in September on a lot north of city hall.

APRIL HOME SALES UP

HOUSTON (Houston Chronicle) – Area home sales were back up in April after dipping in March (8.4 percent) for the first time in three years.

Sales of mostly existing single-family homes increased 3.6 percent last month, compared with the same time a year ago, according to the Houston Association of Realtors.

The median price for a single-family home reached a monthly record for April of $150,000, up 2 percent from the same time last year. Houston's median is 30.3 percent less than the nation's, which reached $215,300 in March, the latest number available.

Total property sales for the month, which include townhomes and condominiums, were at 7,275, up 2.7 percent over last April.

KESSLER WOODS ENTERING PHASE THREE

OAK CLIFF (The Dallas Morning News) – With construction still underway on the first two phases of his Kessler Woods development, Matt Holley is already working on an expansion.

Phase three will bring almost 100 houses, townhouses and condominiums to Kessler Woods, making it one of the biggest urban redevelopment projects south of the Trinity.

Houses in Kessler Woods range from $500,000 to more than $2 million, but Holley is planning higher-density housing that he hopes will appeal to middle-income buyers.

He has partnered with INCAP Fund, a Dallas-based real estate developer that's buying up hundreds of old apartments in the area. Among those is a complex that faces West Davis Street and is adjacent to Kessler Woods. Late this summer, the complex will be knocked down to expand Kessler Woods.

SYSCO BREAKS GROUND

LONGVIEW (Tyler Morning Telegraph, Longview News-Journal) – SYSCO Corp., North America's largest food service marketer and distributor, broke ground today on its 290,000-square-foot regional distribution center.

According to the Longview Economic Development Corp. (LEDCO), SYSCO will eventually employ more than 250 people. The average wage will be $45,000 plus $12,000 in benefits. The facility is less than a mile south of I-20 on Hwy. 149 between Longview and Lakeport.

SYSCO will invest about $33 million in new equipment and facilities in Gregg County and the Longview Independent School District. Total payroll, benefits, capital investment and taxes paid will reach $200 million during the next ten years.

LEDCO will provide $2 million in incentives, including the purchase of more than 70 acres on Hwy. 149, installation of a traffic signal and $260,000 in cash.

The city approved an industrial district agreement not to annex the property for ten years and to provide permitting, fire protection and maintenance of the new traffic signal. Gregg County approved a ten-year tax abatement on the building and the equipment, according to the LEDCO announcement.

Lee Lewis Construction in Lubbock will build the facility, and Lee Lewis contracted with local firm Johnson & Pace for the architecture and civil, structural and mechanical engineering.

Construction should be complete in about a year, Johnson & Pace reported.

PREOWNED HOME SALES SLOWING

DALLAS (The Dallas Morning News) – April preowned home purchases in North Texas decreased 6 percent from a year earlier. Rather than the usual spring jump in home sales, April's sales lagged March.

Last month 7,254 preowned single-family homes were sold, compared with 7,961 sales in March, according to statistics from the North Texas Real Estate Information System and the Real Estate Center at Texas A&M University.

"At this point, it's probably safe to say that 2007 will be down from 2006," said Dr. James Gaines, an economist with the Center. "I had been waffling on this statement, waiting to see what happens this spring during the busy season."

The median price of North Texas homes sold rose 5 percent in April to $154,000, possibly resulting from slower sales of low-priced homes than from an increase in home values.

At the end of April, almost 49,000 single-family homes were listed for sale — up 10 percent from a year ago — representing about a 7.5-month supply.

AMERICO PORTFOLIO PLUS LAND SOLD

DALLAS (globest.com) – California-based investment group Garrett Group LLC has purchased a 12-building portfolio encompassing almost 707,000 square feet.

The 98 percent leased, Class-A industrial-flex space is in Carrollton’s Valwood Industrial Park and Arlington’s Westway Business Park. The Westway property included an extra 11.6 acres fronting the I-20 frontage road near Matlock Road.

The Valwood buildings consist of the 54,000-square foot Valwood 30 at 1616 W. Crosby Rd.; almost 100,000-square-foot Valwood 33 at 1400 Valwood Pkwy.; almost 99,000-square-foot Valwood 37 at 1650 W. Crosby Rd.; and almost 100,500-square-foot Valwood 45 at 1645 Wallace Rd. The buildings sit on 26.13 acres.

The 26-tenant Westway Business Park, totaling almost 35 acres, consists of 4300 Beltway Place (more than 25,000 square feet); 4360 Beltway Place (more than 25,000 square feet); 4330 Beltway Place (more than 24,000 square feet); 330 Westway Place (more than 44,000 square feet); 320 Westway Place (more than 64,500 square feet); 301 E. Stephens St. (more than 32,000 square feet); 220 Westway Place (more than 69,000 square feet); and 230 Westway Place (more than 69,000 square feet).

Holliday Fenoglio Fowler LP represented the seller, locally based Americo Real Estate Ltd. Bradford Cos. will manage the property, while CB Richard Ellis will handle leasing.

CENTER NOW ANCHORED

PEARLAND (globest.com) – The lineup of major tenants is now complete for the 88-acre, 625,000-square-foot Shadow Creek Ranch Town Center at Texas 288 and FM 528.

Ashley Furniture Industries Inc., signing a 15-year lease for more than 50,000 square feet, has joined fellow anchors H-E-B Plus, Academy Sports & Outdoors Ltd. and Hobby Lobby Stores Inc.

Wulfe & Co in Houston represented Ashley Furniture in the transaction. Transwestern represented the owners, a joint venture of locally based Transwestern Development Company, WCF Development of Houston and Buchanan Street Partners of California. Shadow Creek's leasing team includes Fox Properties of Houston and Transwestern.

The owners plan to sell the center before its official opening in the fall, by which time it is expected to be 70 percent leased.

LAKESIDE ENDEAVORS

SEABROOK (Houston Chronicle) – As Endeavor Holdings’ 30-story Endeavor Clear Lake nears completion, the firm plans to redevelop 15.5 acres along NASA Parkway.

Plans for Endeavour Marina on Clear Lake include another residential tower, a 250-room high-rise hotel with condos, up to 300,000 square feet of office space, shops and as many as 500 wet slips.

Seabrook is supporting the project by offering its first-ever tax abatement to portions of the development.

MAXIM PURCHASES FACILITY

IRVING (Dallas Business Journal, maxim-ic.com) – Maxim Integrated Products Inc. has purchased a wafer fabrication facility from Atmel for approximately $38 million.

“This facility . . . is capable of 20,000 eight-inch wafer starts per month with the capability of expanding to over 30,000 wafer starts per month,” said Vijay Ullal, group president at California-based Maxim.

The facility has approximately 622,000 square feet of clean room and office space on about 39 acres.

The Texas Enterprise Fund (TEF) will provide a $5 million grant to open the new facility. In 2003, TEF awarded Maxim a $1.5 million grant to open a semiconductor facility in San Antonio.

Maxim, which makes integrated circuits, such as switches, data converters and fiber optic receivers, has agreed to create 1,000 new jobs in Texas over the next seven years. The company already has fabrication and test centers in Dallas, San Antonio and San Jose, Calif. The high-tech, high-paying jobs will be primarily in Irving and Dallas–Fort Worth, a spokeswoman for the governor's office said.

The Texas Enterprise Fund, which provides incentives for companies to bring jobs to the state, was created by the Texas Legislature in 2003.

MASTER-PLANNED AUTUMNWOOD IMMINENT

THE WOODLANDS (Houston Chronicle) – A Dallas developer has bought about 315 acres just west of The Woodlands to build Autumnwood, a master-planned community that could have up to 550 homes when it is completed.

The property, which WY Atlantis purchased in an assemblage from three different owners, is west of FM 2978 near Hardin Store Road. WY Atlantis plans to preserve the heavily wooded site by building out large home sites of up to two-thirds of an acre. Autumnwood is in the Magnolia and Tomball school districts.

The developer is creating a municipal utility district for the property and will start marketing lots to builders in the next couple of months. Home prices will be between $200,000 and $400,000. The property includes a creek leading to a 50-acre lake.

Lots could be ready by the end of 2008, with project built out in about five years.

Texas Land Advisors represented WY Atlantis in the purchase.

BRAKER FOURTEEN SOLD

AUSTIN (Austin Business Journal) – A joint venture between Plano-based Granite Properties and Austin's Endeavor Real Estate Group LLC has purchased a 14-building industrial portfolio at Braker Center.

Near the intersection of West Braker Lane and Burnet Road, the buildings, which total nearly 700,000 square feet, were constructed during the 1980s. The buildings range from 22,000 to just over 150,000 square feet.

The buildings are 76 percent leased to roughly 50 tenants, including Dell Inc., the State of Texas, Oracle USA Inc., Otis Elevator Co. and Advanced Solutions International Inc. Thirteen of the buildings are office-service center-flex, while Braker K consists of just over 150,000 square feet of warehouse-distribution space occupied by Dell.

Endeavor has also leased just over 46,000 square feet at the Braker J building to California-based Countrywide Financial Corp. About 300 Countrywide employees will relocate there from the company's existing office at Great Hills Plaza in June.

CB Richard Ellis Group Inc.'s Institutional Group represented the seller, Chicago-based RREEF. Endeavor and Granite were self-represented.

GREENWAY'S SUPERMARKET MAKEOVER

DALLAS (The Dallas Morning News) – A 42-year-old strip that previously housed a discount shopping center, nightclub and other businesses is getting a retail makeover courtesy of Greenway Investment Co.

Dallas-based Greenway is redeveloping the vacant center at the north corner of Gaston and Haskell avenues, about two blocks from the Baylor Medical Center. The firm bought the buildings last year.

"We are doing a full renovation with a new parking lot and new building facades," said Greenway's Jeff Brand. "It will look like a new center. We have a bank that is going to be going on the corner, and we have a national tenant that's agreed to go in the former supermarket space."

Built in 1965, the grocery building originally housed a Tom Thumb supermarket. The entire project was called Gaston Village.

HOUSING OF GABLES

DALLAS (The Dallas Morning News) – Gables Residential has purchased almost five acres in the central business district at Field Street and Woodall Rodgers Freeway, where it will build a large apartment community.

Currently used as parking lots, the property is almost two city blocks adjacent to the West End entertainment district and across the freeway from the booming Victory project.

Gables purchased the property through its LG Magnolia LP, according to county deed records. The Atlanta-based developer, which has projects under construction uptown, also is converting downtown's historic Republic National Bank Building into 229 apartments.

Michael Anderson, a Dallas attorney representing seller Chavez Properties, owner since the early 1990s, confirmed the sale. Dallas real estate broker Newt Walker negotiated the sale. This is the fourth time he has sold the property since the 1980s.

THAT'S (FAMILY) ENTERTAINMENT!

HOUSTON (Houston Business Journal) – Two entertainment companies are preparing to open family entertainment venues totaling 135,000 square feet.

The 70,000-square-foot iT'Z at 18355 Tomball Pkwy., which opens this month, will feature more than 150 video games, bowling, indoor amusement rides, a retail outlet and a variety of themed dining areas. This is Dallas-based iT’Z LP’s first location in the Houston area, and it will employ 200 people.

Meanwhile, the Main Event opens its second establishment in the area this week. The company’s 65,000-square-foot family entertainment center at 1125 Magnolia Ave. in Webster will feature 28 lanes of bowling, billiards, laser tag, an arcade with more than 100 games, glow-in-the-dark golf, a Main Street Cafe and two full-service bars.

The Carrollton-based company also operates a venue in Shenandoah serving The Woodlands, and it has others in Austin, Lewisville, Grapevine, Plano and Fort Worth.

THREE PROJECTS IN THE WOODLANDS WIN AWARDS FROM THE AMERICAN SOCIETY OF LANDSCAPE ARCHITECTS - Three projects in The Woodlands were selected for Honor Awards by the Texas Chapter of the American Society of Landscape Architects (ASLA) at the 2007 Texas ASLA Awards Banquet held April 20, 2007. Clark Condon Associates, Inc. won an Honor Award for the landscape design of East Shore, the "Garden District" of The Woodlands Town Center. East Shore, located on the eastern edge of 200-acre Lake Woodlands , features a pedestrian-friendly residential urban environment enhanced by garden parks, street trees, ponds, and ornamental stone work and street lamps. The landscape design complements the American Classical architectural styles of the homes in this urban enclave.

TBG Partners won an Honor Award for the design of Market Street , a 34-acre "Main Street-styled" shopping, dining and event venue in The Woodlands Town Center.   Developed by Trademark Properties, Inc., Market Street contains 496,000 square feet of shops and restaurants surrounding a Central Park that is a gathering place for concerts and community events. A collection of public art adds to the walkable ambiance of Market Street. The third Honor Award-winning project is the Forest Oasis Waterscape(TM) at The Woodlands Resort. Designed by the Office of James Barnett , this tropical water park includes separate pool areas for adults, families and children. A 37-foot Forest Tower features a double-helix racing slide and waterfall. The family pool includes underwater marine murals where children can dive for "treasures", and there are also computer-activated water spouts and fountains in the children's play area.

TWDC SPONSORING 'STAR-SPANGLED SALUTE' FOR 18 TH YEAR - Alex Sutton and Tim Welbes , co-presidents of The Woodlands Development Company (TWDC), recently presented a $60,000 check on behalf of the company to Jerry MacDonald, president and CEO of The Center for the Performing Arts at The Cynthia Woods Mitchell Pavilion for sponsorship of the "Star-Spangled Salute" concert. TWDC has sponsored this traditional concert since its inception 18 years ago. The free concert will be held on Independence Day Eve, Tuesday, July 3, 2007 beginning at 8 pm at The Pavilion.

The "Star-Spangled Salute" features the world-renowned Houston Symphony with a selection of patriotic favorites led by Principal Pops Conductor Michael Krajewski. Highlights include a variety of traditional melodies including "God Bless America", Hayman's "Service Medley", Tchaikovsky's ever-popular "1812 Overture", complete with the firing of cannons, and sing-alongs. TEXAS MARINES TO HONOR THEIR OWN WITH MONUMENT IN TOWN GREEN PARK - A group of Woodlands area former Marines is spearheading an effort to erect a permanent monument for Marine Medal of Honor recipients who were born or enlisted in Texas. With their service in the Marine Corps as a common bond, Tom Early, Burt Cabanas, Jim O'Connor and Bill Leigh established the Texas Marines Medal of Honor Fund, a 501 (c) 3 organization, to assist in fundraising efforts for the project. A site in Town Green Park in The Woodlands Town Center was selected, and sculptor J. David Nunneley was commissioned to create the 10-foot high monument (pictured).

There are five Texas Medal of Honor recipients from World War II, five from the Korean War and seven from the Vietnam War whose name, rank, age and battle will be etched on the monument. Tax deductible contributions are being solicited and can be made payable to Texas Marines Medal of Honor Fund, P.O. Box 7685, The Woodlands, TX 77387.

The memorial will be dedicated on Friday, May 25, 2007 with a ceremony in Town Green Park at 11:30 am. Featured will be a brass quintet of the United States Marine Corps Band, and The Woodlands Symphony Choral Group , conducted by Maestro Dagang Chen . FILM-MAKING STUDENTS TO SHOWCASE WORKS AT APPLE STORE - John Cooper School students, teachers and parents will join Upper School production teacher Andy Brown and his students for "Cooper School Night at the Apple Store", an evening presentation of their video productions created this semester. The event will take place on Tuesday, May 8 at 7 pm at the Apple Store in The Woodlands Mall. Students in Brown's elective class learn all aspects of film-making, including story design, character development, proper shooting techniques and video editing. The students use Apple computers to create original content such as custom soundtracks, titles, and special effects to add to the footage shot with video cameras. NATION'S ELITE AMATEUR GOLFERS READY FOR 2ND ANNUAL CARLTON WOODS INVITATIONAL TOURNAMENT - The Club at Carlton Woods will be hosting the 2nd Annual Carlton Woods Invitational May 15-18. TEXAS BUYERS MARKETS SCORE BIG

DESTIN, Fla. (webwire.com, Housing Predictor) – Five Texas real estate markets made the annual Housing Predictor Hottest 10 Buyers Markets forecast, with McAllen nabbing the second spot.

Other Texas markets to make the list were Austin (fifth), Houston (sixth), El Paso (eighth) and Dallas (tenth). Albuquerque, N.M., was named number one.

Housing Predictor’s selections are based on surveys of 75 out of more than 250 housing markets forecast on its website. The highest amount of forecast appreciation during the remainder of 2007 was given the heaviest weight in the survey. Market conditions, sales velocity, pricing and more than 20 other factors were also considered.

GETTING MOTORS RUNNING

SAN ANTONIO (San Antonio Business Journal) – St. Philip's College has broken ground on a new one-story Diesel Lab Building at the school's southwest campus.

The lab will be equipped with ten instructional diesel-technology bays for training students to become diesel and heavy machinery maintenance technicians.

Part of the Alamo Community College District, the campus at 800 Quintana Rd. is next to Port San Antonio, which is the industrial park developing on the former Kelly Air Force Base.

I-30 INDUSTRIAL PARK DEVELOPING

DALLAS (globest.com) – Site preparations have begun for the I-30 Business Center on 65 acres along I-30. When developed, the speculative industrial center will total one million square feet.

Trammell Crow Co. (TCC), operating as an independent entity within CB Richard Ellis (CBRE) for development and investment, will break ground next month. Completion is expected by year’s end.

Construction of the $50 million I-30 Business Center will begin with two 362,000-square-foot buildings. After leasing these buildings, TCC will construct another 250,000-square-foot building designed for a build-to-suit or speculation. Construction includes cross-docks with 32-foot clear heights.

Bob Moore Construction Inc. of Arlington will oversee building according to locally based Alliance Architects' design. The project is part of the TCC-ING Clarion industrial development joint venture. CBRE’s Dallas office is handling preleasing.

BELMONT CONSTRUCTION BOOM

DENTON (The Dallas Morning News) – Realty Capital Corp. of Colleyville and Dallas-based Hanover Property Co. will build 3,800 homes in the 982-acre Belmont development at the northwest corner of I-35 W and FM 407.

Belmont, located in the Argyle Independent School District, will also have about one million square feet of retail and commercial construction.

Dick LeBlanc of Hanover Property Co. said construction on the residential project, targeted at the "middle-market, second-time homebuyer," will start in the third or fourth quarter of this year. The first lots would be available in late 2008, he said.

CROWN CASTLE CAPTURE

HOUSTON (Colliers International) – Crown Castle International Corporation has purchased the 112,000-square-foot 1220 Augusta office building from 1220 Augusta Partners LP.

Crown Castle will expand its corporate headquarters into the currently 65 percent leased, Galleria-area property by third quarter 2007.

Colliers International, which represented both the buyer and the seller, will handle leasing.

CITYPLACE REDEVELOPMENT

DALLAS (The Dallas Morning News) – Ashkenazy & Agus Ventures, based in Florida and Manhattan, and Barrow Street Capital, a real estate investment fund manager, have paid $125 million for the 42-story Cityplace Tower.

The tower opened in 1988 as the headquarters of retailer 7-Eleven Inc., which occupied less than half of the building. 7-Eleven is moving its offices to the new One Arts Plaza building downtown.

Redevelopment plans for the 1.3 million-square-foot, granite-and-glass office tower plus nine acres on North Central Expressway include restaurants, a fitness center, a spa and retail store.

Ashkenazy & Agus is an affiliate of New York–based Ashkenazy Acquisition Corp. (AAC), which recently purchased the historic Union Station complex in Washington, D.C. AAC also owns retail buildings in Arlington and Plano and the River Center Mall in San Antonio.

Connecticut-based Barrow has invested $1 billion in real estate projects.

Holliday Fenoglio Fowler LP represented the seller, Pennsylvania real estate investment firm Brandywine Realty Trust.

DESIGNATED TREE BUILDING GREEN

ROUND ROCK (Austin American-Statesman) – Designated Tree LP partners Kang Lee and Don Dungan will break ground next month on the Green Square office campus on Greenhill Drive, just south of FM 3406.

The developers will seek accreditation of the $30 million, 135,000-square-foot campus through the U.S. Green Building LEED process, which is the international standard of green building.

Carson Design Associates Inc. is the architect of record. Stewardship Inc. will consult on sustainability. Eclipse Environmental & Engineering Inc. is the project’s civil engineer, with MJ Structures handling structural engineering. Rogers O'Brien Construction Co. Ltd. will be the general contractor, and Bay & Associates Inc. will install plumbing.

Landscape architect Carolyn Kelley and Big Red Sun, the Austin firm responsible for landscape design at the Hotel San José, will design native-landscaped courtyards, gardens and public spaces.

ONE DALLAS CENTRE SOLD

DALLAS (The Dallas Morning News) – One Dallas Centre tower on Bryan Street is under contract by Los Angeles–based Younan Properties Inc.

"We are closing the One Dallas Centre purchase in three weeks," said investor Zaya Younan, who plans to change the name to Patriot Tower, and build a war memorial museum on the ground floor.

One Dallas Centre was designed by I.M. Pei & Associates and was the first of three high-rise buildings planned on the downtown block. However, construction of a second, taller office building and a luxury hotel were canceled.

Built in 1979, the 30-story, 615,000-square-foot office building, for sale since last year, is about 40 percent leased. Phase one renovations of the tower will cost about $10 million.

In February, Younan paid about $107 million for the 50-story Thanksgiving Tower. The company also owns the 34-story KPMG Center. With this purchase, Younan would become one of the biggest office landlords downtown.

KATRINA'S, RITA'S OCCUPANCY EFFECT

HOUSTON (ALNsystems.com) – Apartment units in the area were 88 percent occupied in this year’s first quarter, which was down 3.6 percent from the same time last year when occupancy was 91.3 percent, according to ALN Apartment Data research.

In 2006, over 7,500 new units were introduced. In addition, the city had a negative net absorption of approximately 7,700 units during the last twelve months.

Apartment rental rates increased despite the negative absorption. ALN's research compares today’s apartment market conditions to the same quarter of 2005, prior to hurricanes Katrina and Rita, which have wreaked havoc on apartment statistics, particularly in Houston and Dallas–Fort Worth.

By August of 2005, area apartment occupancy had edged upward to 87.9 percent. Thirty days later, occupancy soared to 96 percent as local apartment communities faced unprecedented demand for emergency, short-term housing.

At the high point during September, more than 45,000 units had been leased by Katrina and Rita evacuees in Houston alone. By the end of December, occupancy had fallen from September’s high of 96 percent to 92 percent. At the close of 2005, annual net absorption for Houston was a record-setting high of almost 50,000 units in just one year.

The impact of these hurricanes was felt long after the fourth quarter of 2005, and the market’s realignment period has extended through 2006. By the close of this year’s first quarter, the average quoted rental rate increased two cents to 84 cents per square foot per month, a 1.9 percent increase.

Looking back over a two-year period, thus comparing today to a normalized first quarter prior to the Katrina/Rita landfall, the average quoted rental rate has risen 6 percentage points.

SUMMIT FUND BUYS BAYSTONE

WEBSTER (Summit America) – The Multifamily Capital Appreciation Fund–2007, a private equity fund sponsored by Summit America Capital, has purchased the 289-unit Baystone Apartments from Caltex Equity of San Francisco.

The property at 800 W. NASA Rd. 1 contains a mix of one- and two-bedroom units. It will be managed by Summit Asset Management.

Summit Asset Management and Summit America Capital are both subsidiaries of Alabama-based private equity firm Summit America.

COVINGTON TAKES CAMERON CROSSING

McKINNEY (Holliday Fenoglio Fowler LP) – Covington Realty Partners has purchased Cameron Crossing, an almost 367,000-square-foot regional shopping center.

Completed in 1999, Cameron Crossing is 94 percent occupied. Tenants include Home Depot, Best Buy, Ross Dress for Less and PetSmart. The 35-acre site is at the southwest corner of US 75 and US 380.

Holliday Fenoglio Fowler LP’s Dallas office represented Hunt Properties Inc., the Dallas-based seller.

WILDWOOD GROUNDBREAKING

GEORGETOWN (Epcon Communities) – Epcon Communities will break ground next week on the Oaks at Wildwood, the city’s first ranch-style condominium community.

The 86-unit development on 16 acres just off Williams Drive will have a mix of two- and three-bedroom units ranging from about 1,300 to 1,900 square feet.

Construction is expected to wrap by December 2008.

PARK VILLAGE SOLD

DALLAS (globest.com) – A 1031 exchange investor has purchased the 350-unit Park Village Apartments from the Strand Co.

Westmoreland Road Apartments LP bought the 96 percent leased complex at 7575 S. Westmoreland Rd. at a 7.4 percent cap rate using exchange funds and a ten-year, interest-only loan from Credit Suisse First Boston.

The 24-building Park Village is on almost 14 acres near I-20 and US 67. It has one-, two- and three-bedroom units ranging from 582 to 1,185 square feet. Rents are currently $510 to $875 per month. The Los Angeles–based buyer plans to run the 23-year-old Park Village as is, then raise rents after making moderate improvements to interiors.

Hendricks & Partners in Dallas represented the Vancouver-based seller. Mayan Management Co. of Dallas will manage the complex.

SPECTRUM BUYS ON BELTWAY

HOUSTON (globest.com) – American Spectrum Realty Inc. has purchased Beltway Industrial Park.

The 30-acre park is one mile west of Beltway 8 and Hwy. 290 and has 23 buildings totaling 400,000 square feet. Twelve buildings are at 11875 Little York Rd., six are at 6525 Cunningham Rd. and the rest are at 6529 Cunningham Rd.

Tenants of the 73 percent leased park include Commercial Interior Products, Electro-Tech Industries Inc., South Coast Technology Inc. and GLZ Distributors LLC.

American Spectrum will oversee management and leasing.

With this purchase, American Spectrum's portfolio now totals about two million square feet of office and industrial space in Texas, Arizona, South Carolina and the Midwest.

CYPRESS TOWER REDO

SAN ANTONIO (San Antonio Business Journal) – KBS Realty Advisors of California will spend just over $4 million to upgrade the downtown Cypress Tower at 1222 N. Main Ave.

The lobbies, restrooms, elevators and mechanical systems and café will be renovated, and KBS is adding a conference center. KBS' plans also include speculative office suites ranging from 1,500 to 3,000 square feet.

The more than 156,000-square-foot tower is currently 63 percent leased.

The renovations are scheduled for completion this year.

RIVER OAKS RARITY

HOUSTON (Houston Business Journal) – Construction has begun on the first high-rise residential property to be developed inside the 610 Loop in the past two decades.

The 30-story, upscale 2727 Kirby condominium tower in the River Oaks area is being financed by Torreón Capital LP of Austin, while an undisclosed fund trading on the New York Stock Exchange is providing a loan.

The 23 residence floors will house 84 units. Prices will range from $500 to $800 per square foot, with an $8.3 million price for the 10,000-square-foot penthouse, said local developer Mike Atlas, owner of Houston-based MDA Holdings LLC and majority owner in the tower.

Total development cost is about $90 million, and the units will ultimately sell for a combined $130 million, Atlas said.

ASPEN'S ASPIRATIONS

AUSTIN (Austin Business Journal) – Aspen Properties Inc. has purchased the three-story Plaza on the Lake office building on 4.5 acres just off Capital of Texas Highway.

The seller is Prime Real Estate Equities I LP, which is a partnership between USAA Real Estate Co. and Prudential Real Estate Investors. Travis County tax rolls currently assess the more than 78 percent leased property at $18 million.

Aspen is also developing two office projects. The Park on Aspen Lake, which was formerly called Tower of the Hills, will be built in two phases. Phase one will be an almost 211,000-square-foot building. Phase two, which is expected to begin by this fall, will include another 316,000-square-foot building.

Work also continues on a 105,000-square-foot, three-story building with a fitness facility and parking garage at Aspen’s Prominent Pointe development.

At completion, Aspen's total northwest portfolio will rise to 2.1 million square feet spread among nine Class-A and Class-B properties.

OIL PRICES DRIVING JOB GROWTH

COLLEGE STATION (Real Estate Center) – The latest economic figures indicate that the state’s economy continues to generate more jobs than the national average. From March 2006 to March 2007, Texas nonfarm employment rose 2.3 percent compared with 1.5 percent for the United States.

The state’s seasonally adjusted unemployment rate fell from 5 percent in March 2006 to 4.3 percent in March 2007.

Higher oil prices continue to boost employment in the state’s natural resource and mining industry, which consists mainly of oil and natural gas extraction. The industry gained 20,400 jobs from March 2006 to March 2007, an annual growth rate of 11.5 percent. It ranks first in job creation, followed by the leisure and hospitality industry, professional and business services, construction, and education and health services.

Most new jobs are being created in large metro areas. Austin–Round Rock posted its seventh consecutive month of more than 4 percent annualized employment growth rate. Dallas-Plano-Irving and Houston–Sugar Land continue to generate jobs at annual growth rates of more than 3 percent.

The Midland metro area had the lowest unemployment rate in March 2007 followed by Odessa, Amarillo, and Austin–Round Rock.

WATERFORD HARBOR COMPLEX SOLD

KEMAH (globest.com) – Venterra Properties Inc. and GE Real Estate of Connecticut have purchased the 11-year-old, 200-unit Park at Waterford Harbor apartments from New York Life Insurance Co.

The 96 percent leased, gated complex is on almost 11 acres at 1420 Marina Bay Dr., with views of Clear Lake. It is also close to NASA's Johnson Space Center, one of the region's largest employers.

Updates are planned for the Class-A complex, which consists of one-, two- and three-bedroom apartments ranging from 744 to 1,485 square feet. Monthly rents range from $780 to $1,583.

Holliday Fenoglio Fowler LP’s Dallas and Houston offices assisted in brokering the transaction and arranging financing through UBS Investment Bank, which secured a ten-year, interest-only loan at just over a 5.5 percent fixed rate.

SECOND-HOME SALES MIXED

WASHINGTON (National Association of Realtors) – Second-home sales were mixed in 2006, with the combined total of vacation- and investment-home sales accounting for 36 percent of all existing and new residential transactions — down from 40 percent of sales in 2005, according to the National Association of Realtors (NAR).

NAR’s annual Investment and Vacation Home Buyers Survey shows vacation-home sales rose 4.7 percent to a record 1.07 million in 2006 from 1.02 million in 2005, while investment-home sales fell sharply, down 28.9 percent to 1.65 million in 2006 from a record 2.32 million in 2005. By contrast, primary residence sales fell 4.1 percent to 4.82 million in 2006 from 5.02 million in 2005.

Twenty-two percent of all homes purchased last year were for investment, down from a 28 percent market share in 2005, while another 14 percent were vacation homes, up from a 12 percent share in 2005.

In terms of location, 29 percent of vacation homes were purchased in rural areas, while 24 percent were in resorts, 22 percent were in a suburb and 10 percent were in an urban area or central city. Detached single-family homes accounted for 67 percent, while 21 percent were condos, 8 percent were townhouses or rowhouses, and 4 percent were other.

One-quarter of vacation homes were purchased in the Northeast, 13 percent in the Midwest, 38 percent in the South and 25 percent in the West.

Suburbs accounted for 37 percent of investment-home purchases, while 22 percent were in a rural area, 18 percent were in an urban area or central city, and 7 percent were in a resort area. Detached single-family homes accounted for 63 percent, while 26 percent were condos, 6 percent were townhouses or rowhouses, and 5 percent were other.

The median price of a vacation home in 2006 was $200,000, down 2 percent from $204,100 in 2005. The typical investment property cost $150,000 last year, down 18.3 percent from $183,500 in 2005.

NAR’s 2006 Investment and Vacation Home Buyers Survey includes the typical age and income of buyers.

BIG BOOM IN ROBERTSON COUNTY

HEARNE (The Eagle) – A $4.7 million Holiday Inn Express, along with a wave of new businesses, could signal an economic boom for Hearne, a town that has seen little growth in recent decades.

Holiday Inn Express will open a 63-room hotel early next year, a move that will create 25 new jobs and generate property taxes for the city. The hotel will be built at the northern end of Texas 6 on a 2.55-acre lot shared by AMA's Mexican Restaurant.

The hotel is not the only new growth the town is seeing. Four new businesses have already opened in Hearne over the past year, and five more will open by next spring. The nine new businesses will provide or retain almost 200 jobs in Robertson County, said Kent Brunette, director of the Hearne Chamber of Commerce and the city's economic development chief.

More than 200 new drilling permits issued recently for Robertson County and two new electrical power plants promise even further growth.

"We're in the middle of a boom," Brunette said. "I think Hearne's time has come."

PROMONTORY POINTE SOLD

SAN ANTONIO (globest.com) – Advenir Inc. has purchased the city’s second largest Class-A apartment complex from Metra United.

The Florida-based investment group paid close to the original $42 million asking price at a mid-5 percent cap rate for the 596-unit Promontory Pointe.

Built in 1995, the 96 percent leased complex at 4114 Medical Dr. features one- and two-bedroom apartments ranging from 747 to 1,378 square feet. Monthly rents range from $699 to $1,199 per unit.

Cushman & Wakefield of Texas Inc. brokered the sale. Advenir will manage the property.

CONROE'S CONNECTION

CONROE (Houston Chronicle) – This semirural town straddling I-45 about 40 miles north of Houston has experienced a 96.5 percent increase in residential permits issued between 2003 and 2006.

Growth continues with 229 permits issued during this year’s first quarter, according to city records. Home starts also have soared by 220 percent over the same period, according to Metrostudy, a Houston-based consulting firm.

Conroe experienced a 33 percent population increase between 1990 and 2000, and a 28 percent increase in the past five years, jumping to more than 47,000 residents in 2005, according to census data.

Residential growth also has attracted major businesses and retail, such as Fortune 500 McKesson Corp. pharmaceutical company. ReedHycalog, an oil-and-gas-drill-bits manufacturer, is building a facility to move its world headquarters to Conroe.

Friendswood Development Co., the developer of Kingwood, is currently building the city's first master-planned community, Graystone Hills, on 350 acres west of I-45. Four home builders will offer houses ranging from $180,000 to $400,000. The community will include 750 homes, greenbelts, parks and a pool.

The company has also opened a subdivision called Hidden Creek. The development will have more than 1,200 homes priced from about $100,000 to $180,000.

ROOFTOPS FOLLOWING RETAIL

AUSTIN (Austin American-Statesman) – Homes and apartments will soon spring up around Southpark Meadows, a 1.6 million-square-foot shopping center being developed by Endeavor Real Estate Group LLC at I-35 and Slaughter Lane.

Lennar Homes Inc. plans to put 383 homes on its Reserve at Southpark Meadows, which will be built on 80 acres the Miami-based builder bought from Endeavor.

Preparations for streets, utilities and drainage for the first 121 lots will begin next month. Construction on the homes will start about six months later, with the first buyers expected to move in next April or May. Prices will range from $280,000 to $350,000. A second and possibly third phase would add another 260 homes in similar price ranges.

Grand Prairie–based Fairfield Residential LLC has two apartment projects totaling 670 units planned for the area. Grading work will begin soon on the first project. The 426-unit initial phase will be ready next spring, with second-phase units following shortly after. Final construction on both will wrap in late 2008.

The average-size unit in phase one — 879 square feet — will rent for about $990 a month, while the average-size unit in phase two — 926 square feet — will rent for about $1,075 a month.

OFFICE LEASING STRONG; CLASS-A SOARS

HOUSTON (Grubb & Ellis) – The city’s office leasing market had one million square feet of positive net absorption during first quarter 2007 with the highest levels in the Class-A market.

New and expanding tenants occupied nearly 775,000 square feet of Class-A space, while the Class-B market had 227,610 square feet of positive absorption. The Class-C market lagged far behind with 22,238 square feet.

Houston’s overall vacancy fell by 48 basis points to 14.3 percent (down 3 percent from a year ago), reaching its lowest level in five years. Class-A vacancy has seen a dramatic improvement, dropping 4.3 percent from a year ago to 11.7 percent.

Full-service asking rents for Class-A space increased by 77 cents to $25.42 per square foot per year (PSF/YR), a $3.23 PSF (or 14.6 percent) increase over last year, the largest annual increase experienced since 1998. Full-service asking rents for Class B space increased by 31 cents to $18.03 PSF/YR, a 76 cent (4.4 percent) increase over last year.

AUSTIN INDUSTRIAL VACANCY DROPS

AUSTIN (grubb-ellis.com) – Austin’s overall industrial market vacancy fell by 70 basis points to 9.3 percent during this first quarter, reaching its lowest level since 2001 when vacancy stood at 9 percent.

The city’s industrial leasing market started 2007 posting almost 461,000 square feet of positive net absorption during the first quarter. In 2006 the area experienced nearly 1.9 million square feet of growth, marking one of the highest annual absorption totals ever recorded.

The R&D-flex sector saw the largest quarterly gain, registering just over 322,000 square feet of net absorption. R&D-flex space in 2006 saw nearly 800,000 square feet absorbed throughout the area, with a large portion of the demand coming from call center tenants.

Standard industrial properties posted more than 130,000 square feet of growth during the quarter, the lowest vacancy rate (4.9 percent) of all industrial types. However, warehouse-distribution took a step back, recording a mere 8,500 square feet of absorption after being 2006's top performer with 817,000 square feet of growth.

Overall, area asking rents increased during the first quarter by a penny to $7.09 triple-net per square foot per year, a $1.02 improvement over the same time period last year.

SA INDUSTRIAL SEES MODEST GROWTH

SAN ANTONIO (grubb-ellis.com) – San Antonio’s industrial market ended this year’s first quarter with a modest, but positive, absorption growth of more than 189,000 square feet, which represents the smallest amount of quarterly space gains since the close of 2005.

Overall vacancy dropped 20 basis points to 9.7 percent.

The general industrial sector featured the largest quarterly absorption gain with more than 169,000 square feet, resulting in vacancy falling by 1.1 percentage points to 9.5 percent.

R&D-flex gained almost 37,500 square feet of positive growth, bringing vacancy to 10.6 percent. Meanwhile, warehouse-distribution closed this quarter with just over 17,500 square feet of negative absorption. However, this small space loss left vacancy unchanged at 9.5 percent.

New construction increased by over 260,000 square feet with over 1.4 million square feet currently under development. This construction is mainly concentrated in Port San Antonio and the city’s south side.

HOUSTON INDUSTRIAL KEEPS PACE

HOUSTON (grubb-ellis.com) – Houston’s industrial market kept up its first quarter pace, registering 1.6 million square feet of net absorption. In 2006, positive absorption was recorded at more than 5.2 million square feet.

Warehouse-distribution product once again featured the largest quarterly absorption gain with nearly 1.2 million square feet of positive growth.

R&D-flex and standard industrial product posted more than 298,000 and 139,000 square feet of quarterly absorption, respectively.

Meanwhile, developers added 2.3 million square feet of new space to Houston’s industrial inventory base during the first quarter.

Despite the positive absorption, Houston’s industrial vacancy increased by 30 basis points to 5.9 percent as new space deliveries outweighed tenant demand for the second consecutive quarter.

Standard industrial product experienced the only quarterly decline in vacancy, subsiding by ten basis points to 4 percent, its lowest level since third quarter of 1998.

Warehouse-distribution properties saw vacancy increase by 50 basis points to 5.4 percent. R&D-flex vacancy grew by 40 basis points to 14.3 percent, largely attributed to the delivery of new construction rather than a drop in demand.

Despite the steady leasing momentum, overall first quarter asking rents declined by eight cents to $5.02 triple-net per square foot per year (NNN PSF/YR), largely as a result of R&D-flex rents falling by 60 cents to $7.76 NNN PSF/YR.

However, standard industrial product saw an increase of 11 cents to $3.78 NNN PSF/YR, reaching its highest level in seven years as a result of the rise in demand for manufacturing space. In addition, asking rents for warehouse-distribution space increased by a penny to $4.53 NNN PSF/YR.

BUCK DRIGGERS JOINS TWDC AS VP OF RESIDENTIAL SALES & DEVELOPMENT - R. E. "Buck" Driggers has joined The Woodlands Development Company (TWDC) as vice president of residential sales and development. Driggers has extensive experience in the sale and acquisition of residential and commercial real estate in large master-planned communities. He was most recently associated with Newland Communities as vice president of sales at Stonebridge Ranch in the Dallas/Fort Worth area. When he took over the sales efforts in Stonebridge Ranch in 1999, the 5,000-acre community rose to the #1 selling community in the Dallas/Fort Worth area for six straight years, and was consistently among the top three in the state.

At TWDC, Driggers is responsible for negotiating and executing land sales to home builders, along with planning and executing strategies for community development, including site selection, product segmentation, market analysis and budgeting. CB&I TRI SET FOR THIS SATURDAY, MAY 5 - One of the premier multi-sport events in the region - CB&I Tri -The Woodlands -   is set for this Saturday, May 5 beginning at 7 am. Now in its fourth year, the event offers high-caliber competition, first-rate race management and a scenic course. This year, CB&I Tri-The Woodlands has been named the USAT SMW State Championship Race. The 2007 race will feature a field of 850 participants, which is an increase from last year's 650. Last year's participants ranged from beginners to nationally ranked tri-athletes. The 2006 event sold out a month before the race with over 100 hopefuls trying to get in after registration closed. This year's event sold out on April 2.

Participants are drawn to the event because of its reputation, great volunteers and ideal location. KAREN HOYLMAN TO SERVE ON BOARD OF TEXAS' LEADING EMPLOYER ORGANIZATION - Karen Hoylman, president and CEO of the South Montgomery County Woodlands Chamber of Commerce, was recently appointed to serve on the Board of Directors of the Texas Association of Business (TAB) , the state's leading organization for employers. THE WOODLANDS HIGHLANDERS WRAP UP FIFTH DISTRICT CHAMPIONSHIP - The Woodlands High School Highlanders Baseball team has wrapped up their fifth consecutive district championship, and the 10 th in 12 years. They also completed a second-straight undefeated season last Friday night by defeating Magnolia 6-2 at Scotland Yard. The win was the 29 th consecutive district win for the Highlanders.   The Woodlands will now face Spring in the first round of the playoffs this week. The best-of-three series begins Thursday night and will continue Friday night, with the third game (if necessary) being Saturday.   All games will be played at Tomball. The games will also be broadcast on BOB FM, 105.3 and on the web at www.ktwl.com .


104.1 KRBE RADIO TO PROMOTE PROJECT YOUTH - Several students from The Woodlands High School and The Woodlands College Park High School will be representing Project Youth on Thursday, May 3 on 104.1 KRBE radio . The Homefinder Center also collects used flags on a regular basis and gives them to the American Legion to be retired properly.

4TH ANNUAL CINCO DE MAYO CELEBRATION COMING TO MARKET STREET - The Montgomery County Hispanic Chamber and Market Street in The Woodlands Town Center are hosting Fiesta Universal, a community-wide fiesta to showcase Latin culture on Saturday, May 5 from 5-10 pm in Market Street's Central Park. Authentic food, art and music performances are expected to attract thousands to celebrate Cinco de Mayo in Market Street.

Entertainers include Yelba y Latin Fire jazz band , voted one of Houston's best bands for 2006, mariachis from MECA (Multicultural Education and Counseling through the Arts) Houston will perform throughout Market Street from 8-10 pm, and featured fine artist Kristian Rangel will showcase his award-winning works of art. Professional dancers from the Arthur Murray Dance Studio will delight crowds with salsa, meringue, tango and other ballroom Latin dance performances while games and activities for kids will be offered by various local non-profit groups. Latin cuisine from Café Adobe, Taqueria los Petates and others will be featured.

Scholarships will also be presented by the Montgomery County Hispanic Chamber to Conroe ISD seniors of Latin descent who are attending Montgomery County Community College or North Harris Montgomery Community College . HUMANE SOCIETY'S BOW WOW MEOW LUAU SET FOR MAY 5 - Reservations are filling up fast for a fun evening in a tropical paradise, benefiting the Humane Society of Montgomery County (HSMC). John and Marcita Cook are hosting the Humane Society's 5 th annual Bow Wow Meow Luau on Saturday, May 5 in their Carlton Woods home in The Woodlands. HSMC will honor Conroe Mayor Tommy Metcalf and the Conroe City Council for their efforts to bring about the construction of a new, state-of-the-art animal shelter for Montgomery County. Ground was broken for the new facility last November, with an opening planned for late summer of this year.

The Bow Wow Meow Luau is a casual, poolside event that includes a luau reception and dinner buffet, followed by live and silent auctions and a luau raffle. Polynesian entertainment will be provided by Drums of the Pacific and will feature hula lessons and a fire dancer. The event is HSMC's biggest annual fundraiser.
