TEXAS SURPASSES NATIONAL HOME APPRECIATION RATE

COLLEGE STATION (Office of Federal Housing Enterprise Oversight, Real Estate Center) – According to recent figures from the Office of Federal Housing Enterprise Oversight, home prices in Texas increased 6.8 percent during first quarter 2007, well above the 4.3 percent national average.

“Despite the national slowdown, Texas is still strong,” said Dr. James Gaines, research economist with the Real Estate Center at Texas A&M University. “There’s no reason prices shouldn't continue to rise despite the increase in foreclosures and the slowdown in transactions, construction and new home starts.”

By comparison, home appreciation slowed to 1.2 percent in California and 3 percent in New York. Nevada price increases virtually disappeared at just .6 percent. Even rapidly growing Florida and Arizona reported value increases of 4.3 percent and 5.2 percent, respectively.

Within Texas, there is a wide variation in appreciation rates in the 25 metropolitan areas. Among the state’s large metro areas, Austin and San Antonio are seeing the strongest rate increases at more than 10 percent.

Meanwhile, the energy industry is fueling strong housing markets in some smaller metros. Home prices are up more than 21 percent in Midland and 16 percent in Odessa. Victoria prices are up 8.3 percent.

Some border communities are on fire as well, thanks to a surge in government hiring and business activity. Laredo is up 16.6 percent, while El Paso is up 11.2 percent.

PUBLIC'S PARTNERSHIP ASSISTS REVITALIZATION

DALLAS (Dallas Business Journal) – The proposed Fort Worth Avenue tax increment financing (TIF) district and the adjacent Twelve Hills TIF district have received the city council’s unanimous approval.

According to council members, approving these districts will bring much-needed residential, retail, entertainment and office space to North Oak Cliff.

The Fort Worth Avenue TIF's plans include about one million square feet of retail and 231,000 square feet of office space. Also planned are 9,535 residential units, including affordable housing units, some of which will be allocated for local teachers and police officers.

The additional taxable value attributed to the development over the 22-year investment period is expected to be more than $1.2 billion.

The Twelve Hills TIF proposal includes plans for 472,000 square feet of retail and other commercial development over a 22-year period plus 2,725 residential units, including townhomes, condos and upgraded apartments.

This district would add an additional $599 million in taxable value over the life of the TIF. The estimated 2007 base real property value of the zone is about $103 million.

The Fort Worth Avenue Development Group has been working with the city and community for several years to build consensus on the redevelopment corridor, councilman Ed Oakley said.

METRO STYLIN'

SPRING, HUMBLE (globest.com) – Steve & Barry's LLC, representing itself, has leased 56,000 square feet at Corum Station Shopping Center and 42,000 square feet at Deerbrook Mall.

J. Beard Real Estate Co. in the Woodlands handles leasing at the 135,000-square-foot Corum Station Shopping Center at 4880 Louetta Rd. in Spring. The casual fashion retail chain will backfill a Randall's grocery and drug store.

According to tax records, Corum is owned by Transwestern Property Co.

General Growth Properties Inc. of Chicago owns the 1.2 million-square-foot Deerbrook Mall at 20131 US 59 N. in Humble. The clothier will backfill an empty Mervyns store.

Both locations are scheduled to open within four months. Including these new leases, the company now has five locations in the Houston area.

NAR HONORS TAR PRESIDENT MCMAHAN

WASHINGTON (National Association of Realtors) – Benny McMahan, president and CEO of the Texas Association of Realtors, was awarded the 2007 William R. Magel Award of Excellence by the National Association of Realtors (NAR).

The Magel Award is the highest honor bestowed by NAR’s Association Executives Committee (AEC). It is presented annually to one individual who has excelled as an executive of a local or state association of Realtors and who is active in the Realtors organization at the time of nomination.

Bob Hamilton, chair of the AEC Recommendations and Recognition Subcommittee, said colleagues nominated McMahan based on his leadership style, his involvement in the Realtors Political Action Committee and the help he provided fellow Realtors after Hurricane Rita.

McMahan, a former member and chairperson of the Real Estate Center’s Advisory Committee, said he started in real estate just out of college and, after a more than 20-year career, moved into Realtor association management.

LUXURY LA SALLE BREAKS GROUND

ROCKPORT (Corpus Christi Caller-Times) – Three Houston-based developers broke ground this week on the $41 million La Salle development.

The 80 two- or three-story townhomes will range from 2,300 to 3,100 square feet and start in the low $400,000s. Construction of model homes should be completed by the end of July.

The project, adjacent to the Rockport Country Club, is being developed by R&R Development Partners LLC, Bronstorph Development Partners LP and British American Properties of Houston Inc. under the umbrella of Rockport Greens LLC.

Key Allegro Real Estate is listing the project.

PLAZA PLUCKED

THE WOODLANDS (globest.com) – American Investment Exchange LLC, a tenants-in-common buyer from California, has purchased the 95 percent leased College Park Plaza.

Selling in about 20 days for just under $19.5 million, the more than 70,000-square-foot plaza is on just over nine acres at 3081-95 College Park Dr.

Developed in 2005 and purchased just after its completion by HSM Equity Partners, an affiliate of Dallas-based Henry S. Miller Commercial, the center's tenant base includes local shop owners, professional services and some nationally known retailers, including Pizza Hut.

MCCANN CLAIMS CLASS-A BARONS

MESQUITE (globest.com) – McCann Realty Partners has purchased the 508-unit Barons Apartments from Dallas-based Mockingbird Properties.

McCann purchased the Class-A complex at 2101 E. US 80 through the Silver-McCann Apartment Group II LP. The Virginia-based firm made the purchase using a ten-year loan at a 5.8 percent fixed interest rate from New York City–based Lehman Brothers.

Developed between 1999 and 2002, the 22-building complex was more than 90 percent occupied at time of sale. The one- and two-bedroom units average 775 square feet. McCann will put about $1,000 per unit into upgrading the Barons.

Lincoln Property Co. of Dallas has been hired to manage the complex.

JV TAKING CARE OF LOGISTICS

GRAND PRAIRIE (globest.com) – Vought Aircraft Industries Inc. of Dallas has sold 96 partially developed acres to NAI Huff Partners. The Fort Worth firm will work with Dallas-based Champion Partners Ltd. to build 1.3 million square feet of bulk distribution space.

Logistics Crossing, which will be west of the under-construction Hwy. 161 and I-20, will include two distribution centers with 600,000 square feet in the first phase and 700,000 square feet in the second. The development will cost more than $50 million, including the $1 million renovation of a neighboring 330,000-square-foot warehouse.

Alliance Architects Inc. of Dallas designed the industrial plan, putting 30- to 32-foot clear heights into the cross-dock buildings and platting the land for 600 trailer parking spaces, 185-foot truck courts and a 250-space trailer storage lot.

The joint venture will begin work on Logistics Crossing One by fall and complete it in first- or second-quarter 2008.

The developers secured a five-year, 50 percent tax abatement from the city.

SAMSUNG OPENING SINGS

AUSTIN (Austin American-Statesman) – Lee Ann Rimes and a bald eagle joined the UT Longhorn band and cheerleaders at the grand opening ceremonies held today for the Samsung Electronics Co. Ltd.’s $3.5 billion Fab 2 complex.

At 1.6 million square feet, the electronic chip-making factory will be the largest in Texas and one of the largest foreign investments in the United States.

Gov. Rick Perry, also speaking at the ceremonies, committed $10.8 million from the Texas Enterprise Fund as a part of the project’s $233 million incentive package. He also facilitated collaboration in the incentives process with the Manor school district.

Samsung, the world's second-largest chip maker, gained about 700 employees during the plant's construction, bringing its local employment to 1,600. An additional 900 workers will staff the new factory.

The factory is scheduled to begin commercial production near the end of the year. Payroll is expected to grow from $60 million a year to about $100 million after one fully operational year.

HOME SALES COOLING OVERALL

HOUSTON (Houston Chronicle) – While some parts of the city are still strong, the overall housing market is cooling as area home sales fell 2.2 percent last month from the previous year, according to the Houston Association of Realtors (HAR).

Realtors sold 7,052 single-family homes through the Multiple Listing Service, making last month the second highest May on record for sales.

However, it was the second time in three months that home sales fell compared to the previous year. In March, sales fell 8.4 percent, which was followed by a 4.1 percent gain in April.

Home sales in the $80,000 to $140,000 price range, which made up 32 percent of the transactions, were down 8.3 percent compared with the same period last year.

Sales of homes priced at more than $500,000 increased in activity by 14.6 percent.

While the number of homes on the market rose by 16.2 percent over last year, the median price for a single-family home reached a monthly record for May of $155,000 (2 percent increase). The average single-family home price came in at $214,540 (5.5 percent increase). The average sales price figure is an all-time high for the greater Houston area.

Month-end pending sales — listings expected to close within 30 days — were down 2.9 percent from last year, signaling an initial expectation of possible weakness in June sales, according to HAR.

GALO, FULCRUM PLAN MIXED-USE

SAN ANTONIO (San Antonio Express-News) – Galo Properties and Fulcrum Development will develop 99 acres at the southeast corner of I-10 and Loop 1604 near La Cantera.

Two hotels, one million square feet of office space, 300,000 square feet of retail and 1,500 multifamily units will be built on the land, which had been off the market for two decades,.

Phase one for the joint venture includes two six-story office buildings totaling 500,000 square feet. Construction is expected to begin in January.

The hotels will be constructed in phase two, and the multifamily units in the third phase. Each phase will include retail development.

The project will take seven to ten years to complete.

Drake Commercial Group brokered the transaction. The seller was Florida-based Turnberry Associates.

ARTSY TOWER, TALLEST PLANNED

DALLAS (The Dallas Morning News) – At 560 feet, the 42-story Museum Tower is planned by developer Brook Partners to be the tallest completely residential building in town. 

The condominium project will rise in the Arts District on Olive Street next to the Nasher Sculpture Center. It will overlook the new Woodall Rodgers Park.

The building will have between 100 and 125 residences, with some units taking entire floors. The smallest unit is around 1,500 square feet and will cost about $1 million.

Dallas chef and restaurateur Stephan Pyles has been engaged to design the homes’ kitchens and provide catering and other services.

The $200 million cylindrical condominium tower was designed by Los Angeles architect Johnson Fain. The exterior will be three kinds of glass panels designed to overlap like scales on a fish.

NO PLACE LIKE HOME

LONGVIEW (Longview News-Journal) – Returning to his boyhood town, Mac Fuller will develop the high-end Fairmont Cove subdivision on land purchased from members of the Jane Cunningham family.

Crescent Fine Homes will develop the 28-lot garden home community on more than six acres off West Fairmont Street, west of the H.G. Mosley Parkway intersection.

Home prices will range from the $190,000s to $230,000. Custom floor plans will range between 1,800 and 2,100 square feet.

Crescent president Fuller, who has been in the development and real estate businesses in the Dallas area and throughout Texas for about 30 years, plans to use local contractors and suppliers during the development process. Local companies include Forbes & Butler (advertising), Southside Bank (financing) and Coldwell Banker Lenhart Properties (sales).

Site work is slated to start this month, and a model home should be ready for viewing by fall.

  • Did you know that the YMCA invented Father's Day? More than 90 years ago, a young woman named Sonora Louise Smart attended a YMCA ceremony celebrating Mother's Day. Her thoughts turned to her father, Civil War veteran William Jackson Smart - who had raised her and her five brothers after their mother's death. Sonora thought that fathers should be honored with religious services, special meals, small gifts and roses, just as Mothers are honored. She shared her idea with local religious leaders meeting at the Spokane YMCA and they agreed and passed a resolution to observe Father's Day. On June 19, 1910, the month of William Smart's birthday, the Spokane YMCA held the first Father's Day Celebration.

ALL ABOARD!

LEANDER (Austin Business Journal) – Residents who make the daily drive to Austin have a new, ecofriendly commuting option.

Capital Metro's commuter rail has officially opened its first Central Texas station. While the train is not yet running, the park-and-ride area can be used by bus riders. The commuter rail system will open in 2008 and run along a 32-mile route.

"Capital Metro's commuter trains will be vital to the development of a transportation-rich Leander over the next decade," said Mayor John Cowman.

Austin-based Jamail & Smith completed construction on the station and crossing.

Dallas-based WY Atlantis controls 342 acres within the 2,300 acres set aside for the city's transit-oriented development. The firm plans to develop homes, shops and offices on the site near US 183 and the US 183A toll road.

SHOPPING CENTER PAIR SOLD

FORT WORTH, HALTOM CITY (Fort Worth Star-Telegram) – Pacific Bay Investments of San Francisco will spend about $1 million in cosmetic upgrades on two recently purchased area shopping centers.

The investment firm now owns the Diamond Oaks Shopping Center at the northwest corner of US 377 and Stanley-Keller Road In Haltom City. Surplus Warehouse, a hardware store, is the anchor tenant.

The firm’s other new purchase is McCart Plaza at 5210 McCart Ave. in Fort Worth.

BROADSTONE BUYS WALKER COMMONS ACREAGE

LEAGUE CITY (Cushman & Wakefield) – Broadstone Walker Commons LP has purchased almost 19 acres in Walker Commons from LC Partners LP.

The land, at SH 96 and Walker Road, has been earmarked for a multifamily development.

Cushman & Wakefield of Texas Inc.’s Houston office represented the seller, while McDade, Smith, Gould, Johnston, Mason + Company represented the buyer.

BOOST FOR WOMEN'S HEALTH

AUSTIN (Austin American-Statesman) – St. David's HealthCare System will invest more than $100 million in women’s health services for the city’s north side.

The system’s investment includes a new $82.7 million hospital off MoPac Boulevard south of Parmer Lane that will more than double the capacity for women’s surgeries, baby deliveries and newborn intensive care.

The new hospital will begin with three stories totaling 177,000 square feet, including about 6,000 square feet of retail, 37 labor, delivery and recovery rooms, 61 postpartum rooms, six operating rooms for cesarean sections and 36 neonatal intensive care bassinets.

The design allows for expansion to a total of 377,000 square feet in eight stories.

About 100 jobs will be created in the center's first year. Groundbreaking is slated for late this summer, with completion by spring 2009.

St. David's also is spending $9.5 million to renovate its obstetrics facilities and add 17 bassinets for newborn intensive care at its main hospital on 32nd Street near I-35.

In Round Rock, St. David's will spend $1.4 million to expand intensive care facilities for newborns.

A RIVER RUNS ALONGSIDE IT

GEORGETOWN (Austin Business Journal) – The LedgeStone Group Inc. of Austin is planning a mixed-use development along the North San Gabriel River called The Summit at Rivery Park.

The 28-acre project, which will be built inside the 280-acre Rivery development west of I-35, will total close to 650,000 square feet and include a hotel, conference center and over 250,000 square feet of office space.

Austin-based Alderman/Paccone is the project's architect. Construction will start next spring.

PERMITS TOP $12 MILLION

BRENHAM (Brenham Banner-Press) – Almost $3 million in building permits last month brought the city’s yearly total to date to more than $12 million.

The city issued 36 permits in May. Three were for new multifamily projects, including two nearly $280,000 units at Kruse Memorial Lutheran Village and a new $900,000 project called Heritage Hills on Stone Hill Drive.

DAYS OF WINE AND STORAGE

AUSTIN (Austin Business Journal) – Local joint venturers Joe Simmons and Heiser Development Corp’s new 57,000-square-foot, 400-unit self-storage facility is set to open next month.

The $5 million-plus, climate-controlled South Lamar Storage and Wine Cellar at South Lamar and Kinney Avenue is the first storage sector development for the joint venture.

GLEN ABBEY WORK BEGINNING

DALLAS (The Dallas Morning News) – Hawkins-Welwood Homes and Folsom Properties Developers start work this week on the Lawn at Glen Abbey.

The least expensive units in the six-building, 140-unit condominium development on Keller Springs Road will be about 2,200 square feet with price tags starting at around $700,000.

A complex of 27 patio homes starting at $1.2 million is also planned in the development.

WICKERSHAM GREENS SOLD

AUSTIN (Houston Income Properties) – A California investor has purchased the recently renovated, 190-unit Wickersham Greens from Mayo Group.

The 35-year-old complex at 2310 Wickersham Ln. includes a mix of one- and two-bedroom units averaging 780 square feet. It was 94 percent occupied at time of sale. 

Houston Income Properties' Austin office represented the seller, and Tarantino Properties of Houston represented the buyer. The mortgage broker was The Houston Group.

HOUSING STARTS HIT TEN-YEAR HIGH

WACO (Waco Tribune-Herald) – The housing market may be in a slump on the national level, but housing starts in McLennan County hit a ten-year high last year.

New figures from the McLennan County Appraisal District show 1,254 housing starts in 2006, including 137 in the Waco Independent School District, where growth had been stagnant until a few years ago.

New single-family homes accounted for 53 percent of growth in appraised market value in the county. Countywide, preliminary taxable values totaled $9.63 billion, up almost 8 percent over last year’s certified tax rolls.

KC VENTURE TAKES CHAMPIONS

HOUSTON (globest.com) – KC Venture Group has purchased two Class-A multifamily properties totaling 438 units from Atlanta-based Shoptaw Group.

The 192-unit Champions Centre Apartments sits on almost eight acres at 13222 Champions Centre Dr. Developed by Flagship Co. in 1994, the nine-building complex features one- and two-bedroom units ranging from 603 to 1,147 square feet. The average monthly rent is $1.03 per square foot.

The 246-unit Champion Parks Apartments at 13050 Champions Park Dr. was built in 1992 by the Finger Cos. The nine-acre development has 11 buildings with one- and two-bedroom units measuring 653 to 1,140 square feet. The average monthly rent is 94 cents per square foot.

GOOD CARMA

AUSTIN (Austin Business Journal) – An almost 2,500-acre mixed-use development the size of a small town is planned near Austin-Bergstrom International Airport.

Carma Texas, under the umbrella of Canada-based Carma Developers LP, plans to break ground in 2009 on the $500 million master-planned community, which is bordered by US 183 to the east and McKinney Falls Parkway to the west.

The unnamed development’s value at buildout, which should take more than 20 years, could total more than $3 billion.

In addition to more than one million square feet of retail and office space, Carma plans to include approximately 3,500 multifamily units, from apartments to for-sale townhomes; 2,000 small-lot urban-style houses; and about 5,500 single-family homes. More than 140 acres will be set aside for parks and a trail system.

Carter & Burgess Inc. is providing urban and transportation planning and civil engineering services, Brown McCarroll LLP is overseeing land use entitlement, and Dubois Bryant & Campbell LLP is handling the real estate transactions. Carma Developers LP is a wholly-owned subsidiary of Brookfield Properties Corp.

The development would be Carma's second in Central Texas, following the recent opening of its 575-acre Blanco Vista project in San Marcos.

THE TRUCK STOPS HERE

EL PASO (El Paso Inc.) – After more than three decades building Petro into a roadside icon for truck drivers, Jack Cardwell has sold his line of truck stops for $725 million.

Hospitality Properties Trust of Massachusetts purchased the property of 40 of the 44 company-operated Petro Stopping Centers for $630 million and $25 million in closing and ancillary costs. The purchased land totals more than 1,000 acres in 25 states.

TravelCenters of America purchased the operations at all 44 company-owned Petros for approximately $70 million. TravelCenters also bought Petro’s franchise business and undeveloped property sites to be used for future truck-stop construction.

In conjunction with the sale, Hospitality Properties Trust announced it will lease its 40 new Petro properties to TravelCenters of America through June 2024.

LANDING KITTY HAWK

UNIVERSAL CITY (globest.com) – The 308-unit Villages at Kitty Hawk has been sold to Inland American Real Estate Trust Inc., the property's former manager.

The sales price, $21 million in cash, was well below replacement cost.

At closing time, the one-year-old, 18-building complex on 12 acres at 11801 NE Loop 1604 was close to 100 percent occupancy. The units are a mix of one-, two- and three-bedrooms measuring from 587 to 1,150 square feet. Rents are $639 to $1,129 per month.

Hendricks & Partners San Antonio office assisted in the sale. The Lynd Co. in San Antonio is leasing and managing the complex, which is near the new Northeast Lakeview College.

Construction on a second phase for Villages at Kitty Hawk on an adjoining 12 acres will begin shortly.

FINANCIAL SUPPORT FOR WATER MISSION

COLLEGE STATION (Texas Cooperative Extension) – The Texas A&M Foundation and the Zeros Energy & Water Alliance have signed a $2 million endowment agreement that will support the teaching, research and extension mission of the Texas Water Resources Institute.

The Zeros Energy & Water Alliance is associated with the zero-emission Energy Recycling Oxidation System, which uses high temperatures to completely oxidize organic wastes in energy remediation processes. It was developed to clean up oil field waste without polluting air or water.

"We understand that we can't have energy without water," said Steve Clark, a trustee with Zeros Energy and the system's developer, "and it is often energy (production) that contaminates and pollutes water."

"This is the beginning of a relationship that will help us conceive and develop ways to efficiently utilize water, which is the new oil," said Dr. Elsa Murano, vice chancellor and dean of agriculture and life sciences for the A&M System. "There's no resource more precious than water."

BOSTON GROUP BOOSTS PORTFOLIO

BEAUMONT (globest.com) – The Lindahl Group has paid a local private investor $7.2 million for the 200-unit French Road Apartments.

Built in 1970, the 93 percent occupied, Class-C complex at 3155 French Rd. is a mix of one-, two- and three-bedroom units averaging 818 square feet with an average monthly rent of $640.

Less than two miles southwest, the Boston-based company is also buying the 182-unit Towne Oaks Apartments at 6550 Lexington Dr. for about $7.8 million.

Towne Oaks Apartments, currently owned by a Houston company, was a victim of Hurricane Rita. The 1980s-era complex has one- and two-bedroom units renting from $400 to $600 per month.

Apartment Realty Advisors' Austin office is representing Lindahl on both transactions.

INTERCONTINENTAL CENTER SOLD

HOUSTON (Houston Business Journal) – The Intercontinental Center, which is adjacent to George Bush Intercontinental Airport, has been sold to Bresler & Reiner Inc.

The Maryland-based developer paid $24.2 million — nearly $123 per square foot — for the almost 197,000-square-foot, nine-story office tower.

Two years ago, Los Angeles-based Thomas Properties Group Inc., through its joint venture with the California State Teachers Retirement System (CalSTRS), purchased the Class-A office building as part of its $280.5 million acquisition of Equity Office Properties' Houston portfolio.

ROSE CITY PERMITS BLOOMING

TYLER (Tyler Morning Telegraph) – The city issued 39 building permits — about $3.8 million in estimated construction valuation — from May 20 to 26.

Through April, 4,035 construction permits were issued for about $103.1 million, up 5 percent from the 3,828 permits issued last year with an estimated valuation of $70.2 million.

ECONOMIC DEVELOPMENT TEES OFF

EL PASO (El Paso Times) – The Butterfield Trail Golf Course opens tomorrow, and city officials are calling it an economic development magnet.

To that end, the 18-hole municipal golf course, designed by world-renowned golf course architect Tom Fazio, will get some help from the nearby El Paso International Airport, which is expanding, and from a resort hotel that is expected to be built next to the golf course by 2010.

Officials expect the golf course and the future development, as well as the proximity to the expanding Fort Bliss, to attract new business to the cargo facility and Butterfield Trail Industrial Park, and to increase the value of existing properties in the park.

The golf course will be managed by KemperSports of Illinois.

PLUS BRINGS LOCAL DIVIDENDS

KYLE (San Antonio Business Journal) – Grand opening festivities are today for H.E. Butt Grocery Co.’s 150,000-square-foot H-E-B Plus at the intersection of FM 1626 and I-35.

Tailoring its store to the city's influx of young families buying first homes, the new store sells furniture and pet supplies and features an expanded baby department.

This is H-E-B's eighth Plus store, and it ties with the Laredo H-E-B Plus as the retailer's largest store.

The grocer, which operates 300 stores in Texas and Mexico, and Austin-based Barshop & Oles Co. Inc. broke ground on the facility last year. Previously, the nearest grocery store was in Buda.

WILLMAX BUYS CLASS-B FAIRWAYS

GRAND PRAIRIE (globest.com) – With equity backing from a New York City investment group, WillMax Capital Inc. has purchased the 348-unit Fairways Apartment Homes for more than $10 million.

Jack Wensinger, principal of the Dallas-based investment group, said the company plans to spend $5,000 to $6,000 per door to upgrade the Class-B complex at 1450 N. SH 360.

The 34-building Fairways Apartments is a garden-style complex that includes townhouses. The 15.5-acre complex, developed in 1984, has one- and two-bedroom units ranging from 534 to 1,122 square feet. Monthly rents are $521 to $895. The complex was 92 percent leased at time of sale.

Broad Street Advisors of New York City brokered the transaction for seller KWP Fairways LP, a partnership between Kennedy Wilson's Austin operation and Capmark Investments LP.

COLORADO TRUST BUYS GRAND VENETIAN

LAS COLINAS (globest.com) – Archstone-Smith Trust of Colorado has sold the 23-building, 514-unit Grand Venetian to Chicago-based Transwestern Multifamily Partners LLC.

The one-, two- and three-bedroom units average 938 square feet, with rents ranging from $740 to $1,300. The development was designed with a 60-foot glass tower, full-service health club, three swimming pools and a sand beach.

The Grand Venetian was developed in 1998 by the Dallas office of Italy-based Palladium Group Inc. The more than 24-acre development at 6201 Love Dr. has frontage along MacArthur Boulevard and is on the banks of a lake created by damming Hackberry Creek.

LP BUYS NEAR CAPITOL

AUSTIN (globest.com) – National Office Partners LP, a joint venture between Houston-based Hines and the California Public Employees’ Retirement System (CalPERS), has purchased a Class-A office building just blocks from the state capitol.

The 22-story building at 301 Congress Ave. was designed by Hylton Dey & Associates of San Antonio and Harwood K. Smith & Partners Inc. of Dallas. It contains more than 414,000 square feet and includes a nine-story parking garage. The property is almost 85 percent occupied.

The LP bought the building from Crescent Real Estate Equities and Aetna Life Insurance Co.

THE TOTAL PURCHASE

HOUSTON (globest.com) – Coast Range Investments LLC has sold the more than 844,000-square-foot Total Plaza to Toronto-based Brookfield Properties Corp.

The sale is part of closing out the San Francisco–based company’s CR Commercial Property Fund III. Coast Ridge has been selling its office properties and focusing recently on land acquisitions, buying 7,000 acres near Albuquerque and 10,000 just outside Austin in the past 18 months.

The 35-story Total Plaza is at 1201 Louisiana St. in the central business district where rents have jumped $5 to $10 per square foot in the past year. Currently 88 percent occupied with no immediate rent rollover, tenants include Total Petrochemicals USA Inc., PricewaterhouseCoopers International Ltd., Reliant Energy Inc., Eni Petroleum Co. Inc. and Hillcorp Energy Co.

Brookfield will assume leasing and management, formerly handled by local firm Moody Rambin National Interests. CB Richard Ellis negotiated the transaction.

THIRD TIME CALIFORNIA CHARMED

IRVING (globest.com) – When the second of two contracts failed to close, a Los Angeles couple became the next in line to purchase the 116-unit Casa Bella Apartments.

The 19-building, Class-C complex on more than five acres at 851 S. Irving Heights Dr. is about 40 years old. The one- and two-bedroom units, ranging from 650 to 986 square feet, rent for $515 to $640 per month. The complex was 92 percent occupied at sale time.

The buyers purchased the complex at a 9 percent cap rate. Financing at 80 percent loan-to-value was obtained from BMC Capital LP in Dallas.

Marcus & Millichap Real Estate Investment Services represented the seller of record, Casa Bella Village LP, also from Los Angeles. Majestic Realty Services Inc. in Dallas will lease and manage the complex.

SMALL TOWN FUN

FLOWER MOUND (The Dallas Morning News) – FUNimation Entertainment, currently based in North Richland Hills, will move 150 employees into the Building One at Corporate Ridge on Lakeside Parkway in October.

Champion Partners developed the 48,500-square-foot building in the city’s new Lakeside Business District, which is north of the Dallas–Fort Worth International Airport.

NAI Robert Lynn Co. negotiated the move with Damian Rivera of Capstone Commercial Real Estate Group.

FUNimation is a subsidiary of Minnesota-based Navarre Corp. and is a top company in sales of Japanese animation video in the United States.

SALE OF THE WOODLANDS' PUBLIC GOLF COURSES & THE WOODLANDS COUNTRY CLUB TO SEQUOIA/CANONGATE FINALIZED - The sale of The Woodlands' two public golf courses and The Woodlands Country Club to Sequoia/Canongate Golf LLC was finalized on May 31, 2007, according to Tim Welbes and Alex Sutton , co-presidents of The Woodlands Development Company .  

The announcement that a contract for sale had been signed occurred on April 20, 2007 and after due diligence, the sale was closed and funded as planned. As of midnight on May 31, all employees of The Woodlands Country Club became employees of Sequoia/Canongate.   Joe Guerra, principal of Sequoia/Canongate, said that his Company is honored and very excited to have the opportunity to build upon the great legacy of The Woodlands Country Club and the public golf courses, and looks forward to taking The Club to the next level.

NEW PLANS FOR OLD MALL

CORPUS CHRISTI (globest.com) – Trademark Property Co. has signed an agreement to purchase the more than 1.2 million-square-foot Padre Staples Mall. This marks the first step in the Fort Worth–based developer's $250 million plan to overhaul the 85 percent occupied mall.

Padre Staples Mall, on almost 60 acres at 5488 S. Padre Island Dr., is anchored by Dillard's, JCPenney and Macy's.

The Bevly Family and Roy Smith Family, the current owners, are investing $15 million into renovating the 38-year-old mall. The renovations, which include the addition of a food court, will be completed this year.

Trademark will complete the purchase this fall and begin making more upgrades next spring, including adding 50,000 square feet of retail space and a parking garage. The work will be completed in fall 2009.

MANSION WELCOMES JEANS

DALLAS (The Dallas Morning News) – The Lone Star State's only five-star, five-diamond hotel and five-diamond restaurant will undergo a $20 million renovation as it gears up to compete for the city’s affluent diners and travelers.

The historic Mansion on Turtle Creek, which opened in the 1925 former home of cotton-and-oil magnate Sheppard King, will completely refurbish the hotel's guest rooms, lobby and other public areas.

Updates for the restaurant and bar will create an all-occasion, contemporary dining experience. The major overhaul includes dropping the “jacket required” dress code.

"To many people, the Mansion became unapproachable and a little stuffy," said Robert Boulogne, chief operating officer of the Mansion's parent, Dallas-based Rosewood Hotels. "That's the element we have to address."

Rivalry has increased for the 27-year-old Mansion with the arrival of high-end, nationally acclaimed restaurants such as Abacus, Stephan Pyles, Nobu, Craft and N9NE.

IN PROPERTY TAXES PAID, NEW JERSEY TOPS

DALLAS (realtytimes.com) – Where are American homeowners hit with the heaviest property tax levies? According to a recent study by the National Association of Home Builders, the answer is New Jersey.

In terms of sheer dollars paid out, property owners in the Garden State pay the highest median taxes in the United States — $5,352 a year. Next in line are Connecticut ($3,865 median), New York ($3,076), Rhode Island ($3,071), Massachusetts ($2,974), Vermont ($2,835), Wisconsin ($2,777), Illinois ($2,504),California ($2,275), Washington ($2,250) and Alaska ($2,241).

The U.S. median property tax bill per year is $1,614.

With a median property tax of $175, Louisiana is the lightest. Then comes Alabama ($302), West Virginia ($389), Mississippi ($416), Arkansas ($459), Oklahoma ($635), South Carolina ($642), Kentucky ($693), New Mexico ($707), Wyoming ($737) and Tennessee ($794).

In terms of tax rate, Texas is the second heaviest in the country. Homeowners in the Lone Star State may pay a median of only $1,926 in property taxes per year, but the median rate is $18.17 per $1,000 of value. Only Wisconsin imposes a heavier rate — $18.20 per $1,000.

TEACHERS BUY PRESTON SHERRY

DALLAS (The Dallas Morning News) – TIAA-CREF, the New York–based teachers' pension fund, has purchased the Preston Sherry Plaza building.

The 20-year-old, 147,000-square-foot office-and-retail building at 8201 Preston Rd. sold for more than $300 per square foot.

TIAA-CREF, a major property investor in North Texas for more than two decades, also owns the Lincoln Center office complex on LBJ Freeway on the city’s northside.

COMMERCIAL COMMUNITY CONCEIVED

SAN ANTONIO (San Antonio Business Journal) – Locally based Hotchkiss Construction will build the Roy Hotchkiss Office Park, an almost nine-acre master-planned commercial community at Huebner Road and Northwest Military Highway.

Unlike commercial condominiums, where office users own a fraction of the entire development, users will own their lots and their offices, built to the owner's specifications.

Offices are currently under construction for local firms, including Dentistry for Children, Helen Thompson Media, Management Recruiters Inc. (MRI) and DHR Architects, which is also the project architect for the commercial park.

Hotchkiss Construction is both the general contractor and developer for the park. 3DR Commercial is marketing the office park.

METROPLEX HOTEL BOOM

DALLAS (Dallas Business Journal) – Jackson-Shaw Co. has three new hotels in the works for the Metroplex, with construction on two beginning this month.

Breaking ground this month in the master-planned Cascades at The Colony are the four-story Marriott Fairfield Inn & Suites and the four-story Marriott Residence Inn. The Marriot Fairfield will have 104 guest rooms and a 7,500-square-foot event center, including a 3,300-square-foot ballroom. The Marriott Residence will have 102 guest rooms. Both hotels are scheduled to be completed next June.

In September, the locally based developer will begin work on a Renaissance hotel at the Shops at Legacy in Plano. The nine-story boutique hotel will have 276 guest rooms, 16,000 square feet of meeting space, 10,000 square feet of retail and an 11,000-square-foot luxury spa. The hotel is expected to be completed by the end of 2008.

TARGET STARTS CONSTRUCTION

BRYAN (The Eagle) – Construction of the new 127,000-square-foot Target store at the Bryan Towne Center begins this week.

Lauth Property Group of Indiana is developing the 60-acre retail complex at the corner of Briarcrest Drive and Earl Rudder Freeway. The center, which will be anchored by the Target store, also includes five junior anchor spaces, eight free-standing shops and 100,000 square feet of shop space.

City officials created a tax increment finance (TIF) district in the area where the center will be built, so a portion of property taxes on new development can pay for debt issued.

About $6 million is earmarked to pay for area infrastructure, including extending Wildflower Drive from FM 158 to University Drive and installing a traffic signal at Wildflower and Briarcrest. The city also will pay for landscaping, concrete, sewer lines and electrical work.

At buildout, the center could generate $1.2 million in annual sales tax, said city manager David Watkins.

Target's grand opening is scheduled for next summer.

GRANITE TWIN RISING

SUGAR LAND (globest.com) – By next month, Granite Properties Inc. will break ground on an eight-story twin building in its Granite Towers at Sugar Creek development.

The eight-story, 204,000-square-foot spec building on more than 20 acres at 13131 Dairy Ashford Rd. will cost almost $200 per square foot. According to Scott Martin, managing partner for Granite Properties, space will lease at $19 per square foot triple net. The Class-A building will be completed in 14 months.

Kirksey & Partners Architects Inc. in Houston is the architect, and locally based E.E. Reed Construction LP is the general contractor.

FLORIDA BUILDER HITS HOUSTON

HOUSTON (Houston Business Journal) – Mercedes Homes will build homes in communities in the city’s north, northwest and west regions. Homes will will range from 2,100 to 5,500 square feet and cost $180,000 to $600,000.

More than 100 homes are planned in Inverness, off FM 2920 and Boudreaux Road. Construction should take about a year and a half.

The Florida-based company will build 50 traditional and 31 estate homes in Aliana, a 2,000-acre, mixed-use development on the east side of Grand Parkway at FM 1464 in Fort Bend County. Construction will begin in about ten months and be completed in a year.

Construction will begin in November on 38 homes in Spring Trails, located off of the Hardy Toll Road and Riley Fuzzel in Spring. Buildout should take about a year.

SOFT DRINK CENTRAL

DALLAS (Dallas Business Journal) – A 2005 lease that began in Turnpike Distribution Center as a quick fix for Cadbury Schweppes Americas Beverages (CASB) operations has mushroomed into soft drink central.

The Plano-based beverage manufacturer recently signed an eight-year lease for 594,000 square feet of contiguous space within the five million-square-foot Turnpike, which was built in the early 1980s. The move will make the park on I-30 at 4040 Pipestone Rd. a five-state regional distribution hub.

CASB now ships from 64 locations within the United States, but it is consolidating to ten, including the south Dallas site, said Dan Flowers, Cadbury vice president of distribution and logistics. Operations from six warehouses in Texas, Louisiana and Oklahoma will be consolidated into the Turnpike operations.

Holt Lunsford Commercial handles leasing duties at Turnpike for owner Principal Real Estate Investors. Occupancy in Turnpike is now at about 89 percent.

London-based parent company Cadbury Schweppes PLC, whose brands include Dr Pepper, 7UP, RC Cola, Snapple and Mott's, is the No. 3 soft-drink maker in the world, after The Coca-Cola Co. and PepsiCo.

TWO CANDLEWOODS PLANNED

SAN ANTONIO (San Antonio Business Journal) – InterContinental Hotels Group PLC, under the Candlewood Suites flag, plans to open two new hotels in the Alamo City during fourth quarter 2008.

Construction will begin this fall on a 70-suite Candlewood at South Laredo and Camp streets, just south of downtown. Early next year, construction will begin on the 110-suite Candlewood Suites at US 281 and Evans Road.

TWIN TOWERS' GRAND OPENING

HOUSTON (Houston Business Journal) – Grand opening ceremonies were held today for the renovated Brays Oaks Towers, formerly known as the Chancellor Atrium 1 and 2.

Houston-based Rockwell Management, operating as Brays Oaks Towers LP, purchased the two 1980s-era, 100,000-square-foot each, five-story office buildings at 10101 and 10103 Fondren at Dumfries Drive last September. The company immediately began a multimillion-dollar interior and exterior renovation.

The Houston Police Department's Braeburn Storefront, formerly on S. Braeswood Blvd., has already moved into the lobby of one of Brays Oaks Towers buildings. The city library's Morris Frank Branch also will relocate there.

Rockwell purchased its first commercial property in March 2003. In addition to the Brays Oaks Towers, the company owns the buildings at 1770 and 1900 St. James in the Galleria area.

Rockwell also manages 16 multifamily properties totaling about 3,700 multifamily apartment and condominium units in Texas and New Jersey.

WIN-WIN FOR HOMEBUYERS, STUDENTS

EL PASO (El Paso Times) – The nonprofit El Paso Collaborative for Community and Economic Development has joined forces with El Paso Community College (EPCC) to start a new affordable housing program.

The goal is to help low- and moderate-income residents living anywhere in El Paso County buy their own homes, said JoAnna Guillen, asset development director for the Collaborative. A family of four making $34,500 or less can qualify for the program.

Participants must take a series of classes in financial literacy and homeownership.

EPCC students will build the 14 homes, which will range from 1,000 to 1,400 square feet, to government-regulated Energy Star specifications. The program is designed to help the students, many of whom had been laid off by manufacturers, gain hands-on experience in construction.

Two model homes similar to the homes offered through this joint effort are on display at the Center for Workforce Preparedness at 1359 Lomaland.

The program is being funded by grants from the Meadows Foundation and the Wells Fargo Housing Foundation. Vista Serena Homes donated a parcel of property in east El Paso.

PEPPERTREE ENLISTS

DALLAS (globest.com) – U.S. Army Col. Kevin McMahan of California has purchased the 152-unit Peppertree Apartments at 2840 Las Vegas Trail.

Purchase of the 60 percent occupied complex includes submetering and no land-use deed restrictions, which had been removed during a prior foreclosure proceeding.

The more than six-acre, 40-year-old complex is a mix of one- and two-bedroom apartments, with eight floor plans ranging from 701 to 1,123 square feet. Existing rents are $435 to $650 per month.

LNR Property Corp. of Florida was the seller. The complex will be managed by the new owner.

BASCOM JV SEES DOUBLE

DALLAS, IRVING (globest.com) – Investment firm Bascom Group, in a joint venture with equity partner Pacific Coast Capital Partners LLC, has paid about $18 million for the Oak Tree Apartments in Irving and Charleston Apartments in north Dallas.

The 78 percent leased, 206-unit, Class-C Oak Tree at 2877 W. Walnut Hill Ln. is at the edge of Las Colinas, less than two miles from the Dallas–Fort Worth International Airport. Newark-based Prudential Mortgage Corp. arranged the three-year, floating rate, 80 percent financing.

The 20-building complex, built in 1972 on 11 acres, will undergo renovations totaling $2.5 million. Commercial Services Inc.'s Dallas team will begin the upgrades on the one-, two- and three-bedroom units by summer’s end.

The 88 percent leased, Class B-minus, 192-unit Charleston at 5616 Spring Valley Rd. is less than one mile from the Galleria. Capmark Finance Inc. provided the three-year, floating rate, 80 percent financing.

United Renovations of Dallas has been contracted to renovate the 16-building Charleston, built in 1978 on eight acres. Upgrades of the one- and two-bedroom apartments will cost about $9,000 per unit.

The joint venture firm was self-represented in both transactions.

For the Charleston purchase, seller Trivest Residential LLC of Dallas was represented by Transwestern. For the Oak Tree purchase, CB Richard Ellis in Dallas represented 14-year owner Fifteen Group LLC of Florida.

With these two additions, the joint venture now owns just over 1,900 units in four properties in Texas. Both companies are based in California.

TOTALLY TUBULAR

ALVARADO (sabre.com) – Sabre Tubular Structures, has begun construction on a state-of-the-art, 200,000-square-foot steel pole manufacturing facility on 147 acres approximately two miles east of I-35W along SH 67.

Sabre currently employs more than 120 people in its Fort Worth plant. The new facility will increase Sabre’s North Texas workforce to more than 300 while tripling its manufacturing capacity.

Parent company Sabre Communications Corporation was represented in the land purchase by Cushman & Wakefield of Texas Inc.

When the project is completed this fall, Sabre Tubular Structures will be the largest employer in Alvarado.

EDGELAKE DIALS UP

SEABROOK (globest.com) – Dial Equities Inc. has purchased the 216-unit Edgelake apartment complex, which is along NASA Road 1 with views of Clear Lake.

The Omaha-based company will continue the 1980s-era, Class-B complex’s $2,500-per-unit renovations, which are about halfway complete.

The 92 percent leased, 20-building Edgelake is on about 8.5 acres and has one- and two-bedroom units averaging 742 square feet. Rents for renovated units average 93 cents per square foot while the unrenovated units earn 86 cents per square foot.

This is the last asset in the region for the seller, Dallas-based Archon Group. Apartment Realty Advisor in Houston assisted in the negotiations.

SUMMIT SET FOR AUG. 2

COLLEGE STATION (Real Estate Center) – The 2007 Real Estate Summit will be held Aug. 2 at Angelina College in Lufkin.

The half-day program, made possible by a grant to Angelina College from the Bert Gann Memorial Trust, will feature a luncheon followed by a three-hour MCE course (elective credit only). Real Estate Center researchers will provide information on housing, residential lending and land markets. An economic analysis and forecast for Texas real estate will also be included.

The cost is currently $20 per person, but it will increase to $30 July 20.

AGGIE ENGINEERING BUILDING IN THE WORKS

COLLEGE STATION (The Eagle) – The Texas A&M University System’s Board of Regents has approved plans for construction of a $100 million engineering building at Texas A&M University.

About two-thirds of the 230,000-square-foot Emerging Technologies & Economic Development Interdisciplinary Building will be devoted to biomedical and industrial engineering. The remainder of the facility, to be located on what is now a parking lot across from the Zachry Engineering Center, will be earmarked for interdisciplinary research.

Tuition revenue bonds will be used to cover $75 million of the cost. The remaining $25 million will be paid from the Permanent University Fund.

CHARTWELL COURT SOLD

HOUSTON (1031nnn.com) – Triple Net Properties LLC has purchased the 243-unit Chartwell Court complex along Ella Boulevard on behalf of tenant-in-common investors.

Chartwell Court is a 19-building, two-story, Class-A apartment community totaling approximately 254,000 square feet on more than 14 acres. Average size of the units is just over 1,000 square feet. All units include private garages.

Triple Net purchased the 91 percent occupied complex from The Lynd Company, which was represented by CB Richard Ellis. Financing was provided by Wachovia Bank.

MORE TROOPS, MORE HOUSING

EL PASO (El Paso Times) – Anticipated soldier population growth at Fort Bliss has prompted a surge in multifamily housing.

Bohannon Development Corp. has begun work on a 342-unit apartment complex at 4649 Loma Del Sur Drive. The complex is expected to be completed in August 2008, but it will open and begin leasing this December.

Investment Builders is building a 136-unit complex for low-income renters at Lee Treviño and North Loop. The company also has completed and begun leasing 185 of 369 units of The Tuscany at Mesa Hills, a high-end complex at 415 S. Mesa Hills.

An out-of-town company also has begun leasing the high-end, 308-unit Villas at Zaragoza at 1640 N. Zaragoza.

Recent troop deployments and other troop shifts lowered apartment occupancies on the city’s northeast side to 89.5 percent in March. That was below the citywide occupancy rate of 92 percent. Occupancy rates are expected to increase as the number of soldiers rises in coming years.

ADAM'S MARK CHAIN SOLD

DALLAS (Dallas Business Journal) – HBE Corp. is selling its five Adam's Mark hotels, including the chain's largest property, Adam's Mark Dallas, to Oxford Lodging Advisory & Investment Group.

The sale, which is expected to close in August, also includes hotels in Denver, Indianapolis, St. Louis and Buffalo, N.Y.

San Francisco–based Oxford Lodging was part of an investment group that bought the chain's Adam's Mark in Jacksonville, Fla., in March 2005, converting it to a Hyatt Regency.

TOWERING LEGACY

AUSTIN (Austin American-Statesman) – Construction has begun on Legacy@Town Lake, the latest high-rise to break ground amid downtown's residential building boom.

California-based Legacy Partners Residential Development Inc., along with New York–based partner BlackRock Inc., is building the 31-story, 187-unit luxury apartment tower at Rainey and Cummings streets.

Units will range from more than 650 to almost 2,900 square feet. The project will include a 265-car garage. Rents are expected to range from $1,330 to $6,930, with the average rent projected to be $2,298. Nine units will have below-market rents for tenants who make 80 percent or less of the city's median income, depending on family size.

Legacy@Town Lake’s grand opening is slated for fall 2008.

Other downtown apartment projects under construction include AMLI Residential Properties Trust's 18-story, 232-unit complex on Second Street, and Phoenix Property Co.'s complex at the former Goodwill site near West Fifth Street and North Lamar Boulevard.

TEXAS A RETIREMENT HOT SPOT

TEXAS (Real Estate Center, The Dallas Morning News) – According to the North Carolina Center for Creative Retirement, Texas has passed Arizona and California to become the second hottest retirement spot for Americans.

This comes as no surprise to Dr. Mark Dotzour, chief economist with the Real Estate Center at Texas A&M University.

“Good weather and low cost of living has always made Texas one of the most attractive spots in the country for retirees,” Dotzour said. “The cost of housing in Florida and California has gotten so extreme that it makes sense that Texas becomes even more desirable to retirees from all over the country, not just from the midwest. And the exploding cost of insurance in Florida has really increased the cost of retirement there.”

Despite those costs, Florida held at number one, drawing 16.6 percent of retirees in 2005.

Texas, which was the number four destination based on 2000 data, attracted 6.8 percent of America's migrant retirees in the 2005 data, up from 4.8 percent in 2000.

INN AT THE CROSSING

SUGAR LAND (globest.com) – Presidian Cos. of San Antonio has begun site work for a 203-room Hilton Garden Inn on four acres recently purchased within the 110-acre Crossing at Telfair.

The six-story hotel is part of phase one construction for the mixed-use development, which is at the junction of Hwy. 6 and US 90A, near the more than 2,000-acre Telfair community.

The only hotel planned for the project, the Inn's design includes 7,000 square feet of meeting space, a restaurant and bar. At buildout, the Crossing will also include more than 700,000 square feet of office, medical office, restaurants and retail.

Houston-based Live Oak Capital Ltd. brokered financing and equity contribution for the project. Baltimore-based Alex Brown Realty Inc. contributed more than $3.6 million in equity. American National Insurance Co. of Galveston financed $18 million as a fixed-rate, interest-only, 15-month construction loan with conversion to a ten-year permanent loan at completion.

Local developer Weaver, Davis & Jacob Realty Group was the seller.

Grand opening for the hotel is slated for spring 2008.

DISTRIBUTION CENTER GOING UP

GARLAND (globest.com) – Site work begins next week on the $17 million second phase of Garland Business Park.

The 300,000-square-foot distribution center, on more than 20 acres at 3900 W. Miller Rd., is being developed by First Industrial Realty Trust Inc. It is slated for completion next February.

The site neighbors a 446,000-square-foot distribution complex that First Industrial built five years ago and sold to Hillwood. Like that building, the new one will have 30-foot clear heights. It will also have 33 trailer spaces and 52 cross-dock doors.

Bob Moore Construction Inc. of Arlington is the general contractor, and Pacheco Koch Consulting Engineers Inc. of Dallas is the civil engineer. The center was designed by Hardy McCullah/MLM Architects Inc., also of Dallas.
